Box 1200 Estes Park, CO 80517 RE: #88-E3251, PROPOSED SERVICE BUILDING, 615 ELM ROAD, ESTES PARK Dear Mr. Stamey: We have completed a preliminary review of the construction drawings submitted with your application for a building permit for the above referenced project. More information is needed before plan review can be completed. Please revise the drawings to include the following information and resubmit them for completion of plan review: 1. The structure was reviewed as a mixed occupancy building--B-2, Office and combustible goods storage and B-1, repair garage involving no open flame, welding or Class I, II, or III-A liquids. 2. Please submit a code analysis and/or plan revisions clarifying the square footage devoted to each use and showing location and construction of any occupancy separation walls. 3. Please clarify proposed exit ways. Section 3303, 1985 Uniform Building Code prohibits exiting through storage areas. 4. Please add soil report information to the foundation plan as required by Larimer County Addendums, 1985 Uniform Building Code Table 29-A. 5. The usual procedure for issuance of no-charge building permits for structures located in the Larimer County jurisdiction but belonging to other jurisdictions is as follows: plan review and permit fees are waived, the jurisdiction owning the structure performs all inspections during construction with the exception of a final walk-through which is performed jointly. Please let us know if this is acceptable. BOARD OF COUNTY COMMISSIONERS Courtlyn W. Hotchkiss C. Howard Zollner Daryle W. Klassen Districtlll District l District It . On November 2, I received a letter from Larimer County requesting information and/or clarification, as follows: 1. Occupancy of building and separation of uses 2. Exits 3. Soils report 4. Inspection Item #1 still needs to be resolved at this time. Basically , the County's position is that there should be a separation wall between the vehicle parking area and warehouse storage area. We believe that the proposed type of use does not require this separation. We will seek a code interpretation from ICBO, and negotiate further with the county. I don't view this as a major problem to resolve. I have a meeting scheduled with Roger Thorp, John Allman and Dick Anderson - Larimer County Building Official, on November 10 to review this issue. P.
