Traffic is diverted to the edge of the development, not through it 2. Traffic diverted to existing arterial road 3. Best alternative from an urban design perspective Cons 1. Westbound Elkhorn traffic sent to awkward intersection to reach Hwy 34. Redesign of intersection would be expensive 2. May need to close Ranger Road 3. Traffic is being diverted from the middle of commercial zoning closer to an existing residential neighborhood 4. Increase the already steep grades on the road 5. Vertical alignment will result in a very high roadway, which is all the proposed development will see in the west view if connected to bypass 6. Connection to Hwy 34 would be via James Drive, the connection would be misaligned, it would be steep and provide poor sight distance at the bypass 7. Left turn out of development creates numerous issues 8. Users may not turn left until congestion reaches intolerable levels, sending more traffic downtown Far View Road Pros 1. Recommended by PW Director and CDOT as preferred alternative to mitigate off-site traffic 2. Best alternative from an engineering perspective 3. Less expensive than FHU preferred alternative of complete bypass road to Hwy 34 4. Best sight distance at bypass Cons 1. Road design is through the middle of the development 2. Expensive connection to Far View include buying or condemning property to realign road 3. Road connection through residential area Filbev Court Pros 1. Less intrusive connection to Far View Road Cons 1. Section of current building would need to be removed 2. Road wasn't connected in the past because of traffic concerns through residential area Current entrance Pros 1. Good temporary access, but is skewed and needs to be realigned 2. Could use this access for several years until a permanent decision was made Cons 1.
