The figures show an overall gain of 44.93% with an average gain in open rates of less than 1 % across the board. Our biggest gain continues to be in the category of general travel articles, which I believe is tied to our increase in attention to bringing travel writers to town and our expanded and intentional courting of them to produce travel articles about our product. Our gain of over $140,000 in total clips was primarily in this area, with some additional gains on Scottish Festival, Wool Market, and Snowshoe. There was a large drop in Elk Fest, primarily because we had one huge article in the Post in 2002, which was not repeated this year, but we did see a rise in art-related clips and articles, with Plein Air/Painting the Parks accounting for a significant rise in this area. As far as media distribution, The Denver Post continues to get stronger and stronger with a total'of nearly $200,000 in clips and articles in 2003. This figure surpasses the entire program figures in 2000, and we continue to show steady growth with other media, but this year's figures may be a bit of an anomaly. We had a four- page, four-color article in Home and Away Ohio (a AAA magazine). This was by a local writer, Lois Cramer with whom I worked closely on this project. That one article was nearly $80,000 worth of"equivalent advertising dollars," in other words what it would cost to purchase advertising in that publication if you were to purchase the same amount of space that the article occupied. This one article represented nearly 18% of our total clips/articles of $456,446.86. Industry standard for relating the worth ofthese clips to advertising is to take three times the amount ofthe clips, or $1,369,340.50 as the "equivalency," since articles are proven to elicit a far greater response than advertising, because the reader sees them as unsolicited. While I say this each year, we cannot continue to expect these kinds of results with as small a budget as we currently have. At the current figure of the PR portion of the advertising budget, we are getting a return of over 20-1 on the straight worth ofthe clips and an equivalency return of 60-1, which is unheard of in our business. The reports by Praco Advertising, the State's PR firm reveals that they can account for about $4,000,000 in equivalency on a PR budget that is probably 20 times what ours is. Also, we have had articles in Sunset Magazine the past two years, which we do not foresee in 2004, so we cannot predict continued huge jumps as those we have seen the past few years. On the other hand, I am thrilled with the results of this program, and I believe that it represents an important part ofthe Town's overall advertising and marketing effort. We have had numerous talks with our neighbors to the East and to the South. The owners are Ms. Hampton, Mr. Bowers, and Mrs. and Mrs. Yang. We have done our best to interest the other neighbors in rectifying their property line issues and have asked Van Horn Engineering to do the plat of all 4 properties. Mr. and Mrs. Yang live out ot state, only using their home 2 months out of the year and are not in any hurry to spend money on this project, they bought their property a long time ago and do not see anything wrong with it. Mr. Bowers is an older gentleman who is in questionable health, he lives alone and has no known relatives, in our opinion his memory is failing. When approached he was not interested in participating in this project. When we notified him that he can not pull any permits to fix his house we began to get his attention. He is living on a fixed income and lives very frugally. Ms. Hampton is a single mother and works 50 hours a week and also has issues with fixing something that is not really 0 broken- so why fix it" We are interested in resolving this problem however, as we are sure you know it all comes with a price . We are financially unable to pay for all four properties. All of us could use some assistance with this project and would greatly appreciate some assistance by dropping the application fee.
