HomeMy WebLinkAboutLETTER Building Permit Correction Mountain River Townhomes 2015-09-02 September 2, 2015 Jeff Moreau B and L Development, LLC 211 4th Street Estes Park, CO 80517 RE: Lot 25, Mountain River Townhomes Dear Mr. Moreau, The Estes Park Planning Division has concluded the review of Building Permit B-10169, single family residential dwelling on Lot 25 of Mountain River Townhomes. We regret to inform you that Planning Division is unable to approve the proposed site plan due to reasons stated below. Please make the necessary adjustments and resubmit four (4) copies of site plan to the Estes Park Building Division. EVDC §7.2.B.6.c Retaining walls greater than four (4) feet in height shall be supported by appropriate engineering and reviewed by Staff before construction Staff Comment: Submit a letter, signed and stamped by a Registered Engineer, confirming compliance with this Section. EVDC §7.2.B.6.d The width of the terrace between any two (2) four-foot vertical retaining walls shall be at least three (3) feet. Retaining walls higher than four (4) feet shall be separated from any other retaining wall by a minimum of five (5) horizontal feet. Terraces created between retaining walls shall be permanently landscaped or revegetated. See §7.5 Landscaping below. EVDC §7.2.B.3 Cutting to Create Benches. Cutting and grading to create benches or pads for additional or larger building site or lawns shall be avoided to the maximum extent feasible. Staff Comment: The approved Development Plan was determined to comply with this Section. The proposed site plan shows extensive fill resulting in a steeper driveway and rock retaining wall up to ten (10) high extending over a distance of over 100 feet. EVDC §7.2.C.1Follow Natural Contours. All disturbed areas shall be restored as natural-appearing land forms, with curves that blend in with adjacent undisturbed slopes. Abrupt angular transitions and linear slopes shall be avoided. Staff Comment: The proposed site plan creates abrupt angular transitions and is not a natural-appearing land form.
