RE: 2147 McGraw Ranch Road – Separate Lot Determination
To Whom It May Concern:
This letter is intended to document that 2147 McGraw Ranch Road (Larimer County
PID 2505000012) is a legal buildable lot under the terms of the Estes Valley
Development Code (EVDC).
In accordance with the February 1 2000 Inter-Governmental Agreement between
Larimer County and the Town of Estes Park, the Estes Park Community Development
Department has authority on land use determinations within the Estes Valley,
including “Separate Lot Determinations” (Section 3.14 of the EVDC).
Community Development staff reviewed the creation of this parcel for compliance with
standards for review outlined in Section 3.14.C, including:
1) Shape, size and physical character of the parcel: The parcel met the
minimum lot size in place at time of creation, and is similarly configured with
other lots in the area.
2) Historic property ownership patterns: The property has been under one
ownership since its creation (not owned by different parties at any time).
3) Date of creation: The parcel was created by deed on April 12, 1972, which
pre-dates the State subdivision laws.
4) Subdivision regulations: The 1968 Larimer County subdivision regulations did
not apply to subdivisions of less than five lots. The creation of this lot included
four overall parcels.
5) Larimer County Exemption maps: the parcel is identified on the official
Larimer County subdivision exemption maps.
