VARIANCE REOUEST
This request is for a variance from the Larimer County Zoning Resolution that prohibits
off site signs. The applicant notes that this property has no highway frontage. The
variance would allow placement of an identification sign off site, near the highway,
within an existing 50 ft. access easement across B.O.R. property. This access easement
provides for shared access across the existing drive into the Lake Estes Marina.
PROJECT REVIEW
Both the B.O.R. and the EVRPD have commented on this request and they have no
objections provided the size of the sign size does not exceed 8 ft. x 15 ft. Also, provided
the sign is constructed with similar materials as the existing marina sign (10 inch logs),
and the lighting of the sign is downcast or carefully directed to prevent off site glare.
Staff supports the applicant's basic appeal to allow off site sign placement in the location
shown on the variance request. It is important to note that this is within an existing
access easement and that the nearest property line is more than 260 ft. from the highway.
The design of the sign as presented is attractive and similar in character to the existing
marina sign. However, the proposed size of the sign 9 ft. x 15 ft. exceeds the 60 s.f. limit
set by the County code. Staff recommends a size limit of 6 ft. x 10 ft. Also, the
dimension of the distance of the sign from the highway R.O.W. should be identified on
the site plan.
STAFF RECOMMENDATION
1. Grant the variance request with the following conditions:
2. The sign design (materials / style) presented with this request shall be followed.
3. The outside dimensions of the supporting members shall not exceed 6ft. x 10ft.
4. The lighting of the sign shall be carefully directed to prevent any off site glare.
5. The light source shall be shielded so as not to be visible from adjacent property,
or the highway.
6. Total exterior signage on the property shall not exceed the allowable limit set by
the Larimer County Code (60 sq. ft.), including this off site sign.
7. Place dimensions on the approved site plan that verify sign location setbacks and
sight visibility at the highway intersection.
