P.O. Box 1200 Estes Park. Co. 80517 Attached you will find several photographs of our home at 621 Chapin Lane. I hope that these along with our plot plan and area map will be helpful in orienting you as to the layout of our property and the layout of the adjacent properties. We are interested in placing a hobby greenhouse in the north west corner of our lot. I have done a number of sun studies and have determined that this is. the only area on the north side of the house that this structure can be placed and still provide adequate light for the plants in the greenhouse. This location has been historically used for a 24' x 24' dog run. We plan to remove this run and erect a 24' x 15' greenhouse in its place. Our neighbors to the north (Lot 148) Johnny & Florence Simms have expressed approval to our plan for the greenhouse in that NW corner, as have the Hadlams and the Hicks (lots 111 & 178) The rear of the Simms home is over 100' away from our proposed site and the front of their home is oriented towards Chapin as well as being 12' lower in elevation (please refer to the attached map of our area). The Hadlams and the Hicks are also in favor of the proposed site with their homes being considerably further away and oriented towards Big Horn Drive. We are requesting the variance because we do not feel that the south side of our property (which could meet the 25' set- backs) is an appropriate location for the greenhouse. The south side of our property is much more visible and quite open due to the situation of the adjacent homes. The area where the circular drive is located has a severe slope running from west to east. This slope has created a substantial drainage problem in that area so much so that, during the winter we must often enter our property from our neighbors drive to the west. This slope allows snow and ice to collect on the south side of the driveway making entry from Chapin often impossible. We also allow our neighbors to the west of us to use our drive to exit their property because of this problem. The placement of a structure in this location would mean major construction problems as well to destroy the esthetic value of the front of our house. I am also certain that the adjacent homes would object to the placement of the greenhouse in this location. I have enclosed a number a photos to help to demonstrate this point.
