Thanks, In 1987 BP 4075, the storage building was converted into (2) residences and (1)
studio/shop area. Some changes have been made if it now contains 5 units. I willprocess
this with code compliance.
I do appreciate it when you bring discrepancies up to us. Let me know if you need to see
a copy of the 1987 permit.

were showing this parcel as having a single family res with an additional utility
outbuilding. After a physical inspection of the prop I found the outbuilding is actually
a 5 unit apartment building. Just thought you would like to know.

On 020909, I drove to 440 Valley Road to determine the current status of the property. This was following up on a
request from the Larimer County Building Department and the Town of Estes Park Building Department. The
concern was that the property has been renovated extensively without having any permits obtained for work
completed. I entered the property and made contact with Brian DELANEY, one of the property owners. I explained
to DELANEY why I was investigating this case and requested that he complete a Voluntary Statement to detail
the work that has been completed on the property to date. DELANEY stated that he would contact me upon
completing the Voluntary Statement. I did photograph portions of the exterior of the dwellings on the property for
the case file.
Case Disposition
This case remains open.

On 022409, I received a phone message from Brian DELANEY stating that he had completed a Voluntary
Statement and that I could retrieve the document after 1400 on 022409. At 1530, I met with DELANEY at his
residence and accepted the Voluntary Statement. The statement details that DELANEYs father was the original
owner of the property at 440 Valley Road since about 1986. DELANEYs father is now deceased.
DELANEY stated that the property consists of two structures, a primary residence and an "out building".
DELANEY stated that the "outbuilding" was built in 1978 and originally housed an antiques shop. DELANEY
further details that in 1988 his father, the property owner at that time, turned the outbuilding in to his residence. He
also stated that a "small efficiency apartment on the West end" was created "for visiting family members".
DELANEY stated that he was "not aware of any building permits".
DELANEY continued that "In the mid 90s he turned an adjoining storage room in to office space." DELANEY
