routed to reviewing agencies for comment. Additional information may be requested
during the review process.
Your application is scheduled to be reviewed by the Estes Valley Planning Commission
Human uzes'omces at their 1:30 p.m., Tuesday, November 16, 2010 meeting and by the Town Board at
their 7:00 p.m., Tuesday, November 23, 2010. Both meetings are held in the Town
Hall Board Room. Please attend these meetings. As we discussed last week this is a fast
track schedule and staff reserves the right to continue the application to the December
14, 2010 Town Board meeting.

Staff Report, Affected Agency and Public Comment
27 Once staff has reviewed your application for compliance with the Estes Valley
Development Code, we will write report to the Planning Commission describing our
recommendation. This report along with affected agency comments any public
comments will be posted at www.estes.orgicomdev/CurrentReopstImni.

Estes Valley Planning Commission
The Planning Commission will review staff's recommendation along with comments
from the applicant and public. The Planning Commission will vote to recommend that
Town Board either approval or deny the application. Planning Commission can also
vote to continue the application to a future Planning Commission.
Estes Park Town Board of Trustees
Town Board will review your application and will vote to either approve or deny the
application. If approved the rezoning will be effective thirty days from the date of Town
Board approval.

Initial Review Comments
As discussed with Bob Joseph, Community Development Director, staff views this as a
corrective rezoning and based on our initial review staff is supportive of the rezoning
request. The Director has also waived the application fee.
