DEMOLITION PLAN KEYNOTES:
EXISTING STOREFRONT WOOD POSTS AND WOOD PANEL DOORS TO REMAIN. PREP FOR PAINT. PROTECT IN PLACE, TYP.
1. MAINTAIN A WATERTIGHT AND SECURE BUILDING ENVELOPE DURING AND AT COMPLETION GENERAL DEMOLITION.
2. PROTECT ALL AREAS OF THE BUILDING TO REMAIN INCLUDING ALTERATION LOCATIONS AS WELL AS ADJACENT AREAS
AFFECTED BY THE WORK TO PREVENT DAMAGE TO LIFE OR PROPERTY. DEMOLISH IN AN ORDERLY AND CAREFUL
MANNER.
3. OWNER AND ARCHITECT ASSUME NO RESPONSIBILITY FOR THE ACTUAL CONDITION OF AREAS TO BE DEMOLISHED. THE
DEMOLITION DRAWINGS ARE INCLUDED FOR CONVENIENCE AND CLARITY. IT IS THE RESPONSIBILITY OF THE
CONTRACTOR TO MAKE HIMSELF FAMILIAR WITH THE EXISTING CONDITIONS, ALL CONTRACT DOCUMENTS, AND SHALL
BE RESPONSIBLE FOR ALL DEMOLITION REQUIRED FOR THE NEW OR REMODEL WORK CALLED FOR IN THE CONTRACT
DOCUMENTS WHETHER INDICATED ON THE DEMOLITION SHEETS OR NOT.
4. FIELD VERIFY EXISTING CONDITIONS PRIOR TO COMMENCING ANY DEMOLITION OPERATIONS. BRING ANY
DISCREPANCIES WHICH MAY AFFECT DEMO OR NEW CONSTRUCTION WORK TO THE ATTENTION OF THE ARCHITECT
AND CONTRACTOR FOR REVIEW.
5. MAINTAIN EXISTING UTILITIES INDICATED TO REMAIN AND PROTECT AGAINST DAMAGE DURING DEMOLITION
OPERATION. MAINTAIN UTILITIES AND SERVICES TO ALL OCCUPIED AREAS NOT AFFECTED BY THIS SCOPE-OF-WORK.
6. REMOVE DEMOLISHED MATERIALS FROM SITE AS WORK PROGRESSES UPON COMPLETION OF WORK, LEAVE SITE IN
CLEAN CONDITION. THE OWNER RETAINS THE RIGHT TO SALVAGE ANY MATERIAL REMOVED FROM THE BUILDING AND
SITE. REMOVE ALL SITE DEBRIS IN A LEGAL MANNER ACCORDING TO THE A.H.J. & SPEC 024119.
7. ALL MECHANICAL WORK IS TO BE PERFORMED BY LICENSED MECHANICAL CONTRACTORS AND IN COMPLIANCE WITH
THE PREVAILING CODES AND REGULATIONS AS WELL AS INDUSTRY STANDARDS. THE CONTRACTOR SHALL
COMPLETELY REMOVE AND DISPOSE OF ALL MECHANICAL UNITS, DUCTWORK, HANGERS, FITTINGS, DAMPERS AND
OTHER ASSOCIATED ITEMS IN THE BUILDING. ROOF CURBS OF REMOVED UNITS SHALL BE PATCHED AND REPAIRED AS
REQUIRED TO MATCH SURROUNDING ROOF CONDITION.
8. ALL ELECTRICAL WORK IS TO BE PERFORMED BY LICENSED ELECTRICAL CONTRACTORS AND IN COMPLIANCE WITH THE
PREVAILING CODES AND REGULATIONS AS WELL AS INDUSTRY STANDARDS.
9. EXISTING MAIN SWITCHBOARD, UTILITY OWNED SERVICE EQUIPMENT, AND SERVICE TO EXISTING MAIN SWITCHBOARD
IS TO REMAIN UNTOUCHED. THE CONTRACTOR SHALL COMPLETELY REMOVE ALL WIRING, CONDUIT, SWITCHES,
DISCONNECTS, LIGHT FIXTURES, AND OTHER ASSOCIATED ITEMS LOCATED IN DEMOLISHED WALLS AND/OR CEILINGS.
DEMOLISHED BRANCH CIRCUITS SHALL BE REMOVED AS COMPLETE AS POSSIBLE. CONDUCTORS SHALL BE REMOVED
COMPLETELY FROM THEIR RACEWAYS AND DISPOSED OF AS SCRAP, REMOVED FROM SITE, AND NOT REUSED.
RACEWAYS WHERE STUBBED FROM A CONCRETE FLOOR OR WALL SHALL BE CHISELED TWO INCHES BELOW SURFACE,
GROUTED, AND SCREENED.
10. IF ASBESTOS OR OTHER HAZARDOUS MATERIAL IS ENCOUNTERED, THE CONTRACTOR SHALL STOP WORK IN THE AREA
AND NOTIFY THE OWNER IMMEDIATELY.
11. G.C. TO INSPECT EXISTING SECURITY CAMERA LOCATIONS FOR POSSIBLE REUSE. COORDINATE SALVAGING
EXISTING CONDUIT RUNS WITH OWNER PRITOR TO DEMOLITION.
