STATEMENT OF INTENT — AMENDED PLAT
OF LOTS 1 & 2 GRAND ESTATES ADDITION
Rezoning Request and Amended Plat
Lot 1 of Grand Estates Addition is an A -Accommodations zoned lot consisting of 51
units. The Amended Plat results in a lot size of approximately 2.52 acres for this hotel
property, and a density calculation of 2154.2 square feet per unit. This lot will meet the
Town Standards for zoning. (1800 square feet per unit).
the applicant proposes changing the existing A -Accommodations of Lot 2 to E-Estate. .
The existing and proposed limits of Lot 2 will encompass the residence along Grand
Estates Drive. This lot will be approximately 0.51 acres, which will also meet Town
Standards.
There is an existing driveway to provide access to the south side of the hotel property that
was not on the hotel property originally. The Amended Plat takes care of this
encroachment. Existing water, sewer and power have the capacity to serve the project.
Utility easements are being dedicated along the new common lot line; utility easements
for the sewer service from the hotel where it crosses Lot 2 are also being dedicated.
There are no wetlands, wildfire nor geologic hazards on site.
