RE: 525 Pine River Ln #E Vacation Home Registration
The Town of Estes Park has received your request for exemption from the Workforce
Housing Regulatory Linkage Fee for the above property. Per the Estes Park Municipal
Code (§ 5.20.120(c)), to be exempt from the linkage fee, properties must be located in
the CO Outlying Commercial zoning district and meet the following requirements:
1) The property became or would become a vacation home at a time when the
Development Code permitted vacation homes in the CO zoning district but
prohibited household living there,
2) The property was not used for purposes of household living before becoming a
vacation home, and
3) The property has not been used for purposes of household living since becoming
a vacation home.
It has been determined that 525 Pine River Ln #E meets all necessary requirements,
and an exemption has been granted for 2024, and the Workforce Housing Regulatory
Linkage Fee.
Per the Estes Park Municipal Code (§ 5.20.120(c)), once the Workforce Housing
Regulatory Linkage fee has been paid for a vacation home, it is not refundable on the
basis of an exemption. As such a refund cannot be issued for the 2023 fee as
mentioned in your request for exemption.
