Saint Vrain Ave. PLAN REVIEW CORRECTIONS AND COMMENTS 1. A pre -construction meeting with all subcontractors is required prior to permit issuance. 2. All contractors shall obtain a contractor license from the Town Clerk prior to engaging in work within Town boundaries. 3. This is a mixed -use building with a total of 18 nightly guestrooms. More than 20 guestrooms shall require the installation of an automatic sprinkler system throughout the entire building (1997 UBC, 904.2.9). 4. The plans were reviewed and approved as submitted, as a stepped or terraced building. Each segment of the building shall comply with the approved plans as to number of stories (maximum 2, with basement). Should final site conditions not comply with the 1997 UBC definitions of basement and story, an automatic sprinkler system shall be installed as required by the 1997 UBC, Section 904.2.9. 5. The following existing elements shall be inspected for compliance: 1) Elevator, including a copy of the most recent inspection. 2) Accessible unit(s). 3) Smoke alarms. 6. Per EVDC 7.2.D.5, Limits of disturbance (Insert either shown on development plan or subdivision plat) shall be designated in the field prior to commencement of excavation, grading or construction with construction barrier fencing or other methods approved by Staff. For the protection of trees and clumps of trees to be preserved within a LOD, tree protection specifications as required in EVDC 7.3.E shall be followed. Standards For Protection During Construction. Outside Approved Limits of Disturbance. No trees or vegetation shall be removed outside the approved limits of disturbance except as specifically exempted in this Section or Chapter. Planned work and the final structures or topographical changes shall not result in or contribute to soil erosion or sedimentation and must not interfere with any existing drainage course in such a manner as to cause damage to any adjacent property or result in the deposition of debris or sediment on any public ways, must not present any hazard to any persons or property, and must have no detrimental influence upon the public welfare or upon the total development of the watershed. Per EVDC 7.9, all new exterior lighting shall be shielded and directed downward. Ali disturbed areas shall be restored as natural -appearing land forms, with curves that blend in with adjacent undisturbed slopes. Abrupt angular transitions and linear slopes shall be avoided. Areas disturbed by grading shall be contoured so they can be revegetated and shall be revegetated within one (1) growing season after construction, using native species similar to those growing on the site when such revegetation does not contribute to hazards. Plans for revegetation of cut -and -fill and graded slopes shall be included as part of the landscaping plan submitted as part of the project development plan approval process.
