PLAN REVIEW CORRECTIONS AND COMMENTS
1. A pre -construction meeting with all subcontractors is required prior to
permit issuance.
2. All contractors shall obtain a contractor license from the Town Clerk
prior to engaging in work within Town boundaries.
3. This is a mixed -use building with a total of 18 nightly guestrooms.
More than 20 guestrooms shall require the installation of an automatic
sprinkler system throughout the entire building (1997 UBC, 904.2.9).
4. The plans were reviewed and approved as submitted, as a stepped
or terraced building. Each segment of the building shall comply with
the approved plans as to number of stories (maximum 2, with
basement). Should final site conditions not comply with the 1997 UBC
definitions of basement and story, an automatic sprinkler system shall
be installed as required by the 1997 UBC, Section 904.2.9.
5. The following existing elements shall be inspected for compliance:
1) Elevator, including a copy of the most recent inspection.
2) Accessible unit(s).
3) Smoke alarms.
6. Elevation and setback certificates shall be provided as required.
7. Provide copies of all listings for fire -resistive assemblies.
8. Subcontractors shall provide copies of all listings for all fire -stop
systems to protect penetrations in rated assemblies. Said listings must
be approved prior to installation.

individually protected.
10. The 2-hour area separation wall shall comply with section 504.6 of
the 1997 UBC.
11. The maximum flame spread class of finish materials on interior
walls and ceilings shall not exceed that set forth in Table 8-B of the
1997 UBC. Documentation of flame -spread classification shall be
provided as required.
12. Doors to exit enclosures shall have a fire rating of not less than one
hour.
13. All elements and facilities open to the public shall be accessible to
physically disabled persons and shall comply with Chapter 11 of the
2003 International Building Code. This includes, but is not limited to
entrance/exit doors, hardware, and thresholds; minimum/maximum
reach ranges; doors; restrooms; etc.
14. All glazing in hazardous locations shall be tempered.
14. Alterations and/or repairs to engineered trusses shall be designed
and the documents sealed by a Colorado registered structural
engineer.
15. Inspection is required on the structural roof sheathing and nailing.
16. Temperature and pressure lines shall terminate at approved
locations (plumbing fixtures or outside).
17. Condensation lines shall terminate at approved locations (plumbing
fixtures or outside).
18. All equipment and appliances shall be installed per their listings and
the manufacturer's specifications. Installation instructions and other
applicable documents shall be available for inspections.
19. Boiler inspections and approval by the Colorado Department of
Labor and Employment, Division of Oil and Public Safety, Boiler
Inspection Section (303-318-84840), shall be documented and
submitted prior to final inspection request (David Conner CP
970-667-7437).
20. All back -flow prevention devices shall be inspected and approved
by the municipal water department.
21. All work shall be performed and completed in strict compliance with
the approved plans. The designer of record and the building official
shall approve any and all changes or revisions.
22. Require accurate square foot code analysis.
23. Exit signs and lighting.
24. Identify condensers by units seving.
25.Maintain existing grounding of electrical service.

footprints and building square footage. Final certificate of occupancy
shall not be issued prior to submittal of as -built plans. (Ord. 18-01 #32)
Shall comply with approved development plan (DP 02-16).
Hold Certificate of Occupancy until planning staff review. Please
contact Community Development one week prior to Final Inspection.
Staff will verify applicable surveyor's certificate's have been presented
and exterior lighting.
Maximum Height: A certificate stamped and signed by a registered
land surveyor shall be available on the job site for the Building Official
at the foundation inspection. This certificate shall verify the foundations
are set in accordance with elevations identified on the approved
building permit site plan. A benchmark point shall be established on
the lot for the surveyor to verify existing grade prior to construction. If
building corner grades shown on the approved site plan are not
accurate Staff will need to re -review the plans with the accurate
information to verify compliance with maximum height limit. A copy of
this certificate shall be submitted to the Community Development office.
Setback Certificate: A certificate stamped and signed by a registered
land surveyor shall be available on the job site for the Building Official
at the foundation inspection. This certificate shall verify the foundation
is set in accordance with the approved building permit site plan. A copy
of this certificate shall be submitted to the Community Development
office.
Per EVDC 7.2.D.5, Limits of disturbance (Insert either shown on
development plan or subdivision plat) shall be designated in the field
prior to commencement of excavation, grading or construction with
construction barrier fencing or other methods approved by Staff. For
the protection of trees and clumps of trees to be preserved within a
LOD, tree protection specifications as required in EVDC 7.3.E shall be
followed.
Standards For Protection During Construction. LODs shall be
designated in the field prior to commencement of excavation, grading
or construction with construction barrier fencing or other methods
approved by Staff.
Outside Approved Limits of Disturbance. No trees or vegetation shall
be removed outside the approved limits of disturbance except as
specifically exempted in this Section or Chapter.
Planned work and the final structures or topographical changes shall
not result in or contribute to soil erosion or sedimentation and must not
interfere with any existing drainage course in such a manner as to
cause damage to any adjacent property or result in the deposition of
debris or sediment on any public ways, must not present any hazard to
any persons or property, and must have no detrimental influence upon
the public welfare or upon the total development of the watershed.
Per EVDC 7.9, all new exterior lighting shall be shielded and directed
downward. The contractor should familiarize himself with the

requirements of 7.9 of the EVDC.
Ali disturbed areas shall be restored as natural -appearing land forms,
with curves that blend in with adjacent undisturbed slopes. Abrupt
angular transitions and linear slopes shall be avoided.
Areas disturbed by grading shall be contoured so they can be
revegetated and shall be revegetated within one (1) growing season
after construction, using native species similar to those growing on the
site when such revegetation does not contribute to hazards. Plans for
revegetation of cut -and -fill and graded slopes shall be included as part
of the landscaping plan submitted as part of the project development
plan approval process.
