Dave and Bob,
The attorneys are wrapping up the annexation agreement and I had a few items I wanted
to address before finalizing the agreement.
As discussed previously with everyone,our development schedule is a hit different than
the norm.Financially,we must run the campground this summer while under
construction in the RV section.When we bring the utilitiy lines in,we will be destroying
all of the water lines,sewer lines and electric lines to the campsites.The driveway and
ditches will be crossed several times during this process.This requires us to install the
utilities,ditches,culverts and roads in the fall.
We will be doing our normal ditch and culvert maintenance work in the Spring as always.
We are keeping in mind the development plan improvements as we do our normal Spring
ditch work,hut will not he trying to follow the development plan exactly at this point as
the ditch will be cut through so many times by utilities and vary some due to the road
work.
I also want to be sure everyone understands the fire-water situation.We are installing the
fire-water storage tanks and will have them connected and tilled prior to framing.I have
visited with Fire Chief Donnan about using a dry hydrant during construction due to the
3-phase electiic not cuuiiiig up Lu Ilic building unLil the Fall.He has agreed to this during
construction only.As soon as we get the new utilities ran to the building in the fall,we
can set the 3-phase fire pump and fire hydrant.We are hoping to bring the 3-phase
electric from the river,across the highway and north to our property line in April.This is
a less busy time for Gateway across the Street than the Fall would be.It also speeds up
the fall utility install to already have the new electric to our property line.
We will be working on the retaining walls that set in front of the water tanks after
framing,so as to leave as much room as possible for equipment and cranes around the
building.
I would appreciate a written verification that everyone understands our situation and that
the schedule for building and development is acceptable to everyone.
