FEASIBILITY STUDY:
Public Works Director Widmer explained to the committee the things
they needed to consider in the feasibility study: (1) the size
groups which will be served with this type of building; (2) details
of what will be in the building; and (3) the economic study of
whether the building can justify itself.
Town Administrator Hill prepared a letter and proposed work program
which will be sent to prospective companies who may do the feasibility
study. These letters are attached to, and made a part of, these
proceedings.
There being no further business, the meeting adjourned.

Dear
The Town of Estes Park is planning a new Community Center
Building. If your company is interested, we would like to have
a proposal for a study to determine:
1. The most likely facilities to be included in the
project, along with size, etc.
2. The exact location. It is our thought the facility
would be built in the general location of the Club
House on the 18 hole golf course.
3. The economic feasibility for the structure, including
cost to build, as well as cost to operate.
(A preliminary work program is included).
We would like written proposals to be received by the
Town no later than September 20, 1982. In addition to other
information, we will need your company's fee to do the study.
For your information, the company selected to do this study
will not be considered to do the design.
If you have any questions regarding this study proposal plan,
feel free to contact Mr. Richard Widmer, Public Works Director, or
myself.

I. Determine optimum size for meeting facilities.
II. Determine types of facilities to be included in building.
Some preliminary suggestions are as follows:
1. Meeting rooms:
A. Meeting rooms, threatre, auditorium.
B. Food and beverage service.
C. Facility size (500-1000).
D. Parking (size and location).
2. Golf Club House:
A. Pro shop.
B. Snack shop - same capacity as existing.
C. Restaurant (50-200 seats).
3. Golf course maintenance shop and cart storage.
4. Offices for the Recreation District (est. 3,000 sq. ft.).
5. Facilities for activities such as racketball, weight room,
sauna and jacuzzi.
6. Transportation if needed - size, etc.
7. Location for the facility.
III. Determine economic feasibility, including proposed maintenance
costs, of building with selected facilities.
