CHPRRFNFAU - EXPANSION OF NONCONFORMING BUILDING - LOT 101, ALFRESCO PLACE-

Alice and Lou Cherbeneau submitted a request for a variance to allow
an addition and a deck to their residence located at 509 Big Horn Drive
which is nonconforming. because it does not. meet the setbackreqnirements
of the R-Residential sone. The proposed addition would extend a maximum
of 61/2l into the setback and the deck would. extend 121/2' :into the setbac.k.
An alternative deck. proposal (alternate #2) was also submitted in which
the deck would extend 21/2' intothe setback_ A letter dated October
5, 1981 was received from Alma I. Hix on behalf of adjacent property
owner Mrs. Elsie Hix stating that she had no objection to the variance
request. Member Al Sager moved the variance request to allow the 10'
x 30'6" addition to the residence he granted. Member Houston seconded.
the motion and it passed unanimously. Member Meuse]. then movedthat
the variance request to allow deck. alternative 41 be granted_ Member
Sager seconded the motion and it passed unanimously.
PRAWERJRAIRD - HEIGHT VARIANCE - LOT 44, LITTLE PROSPECT MOUNTAIN ADD.:
Architect Clint Fairchild presented Ira Brawer's and Bill. Baird's
variance request to allow an additional 5.5 feet height onto an
office/condominium buildingto be located at 691 North Saint. Vrain
Avenue. Several renderings of the proposed building were presented
and it was explained that the. topography of this particular parcel
requires multi -story development. Aiso, the additional 5.5 feet height
would, allow them to provide some parking under the. building. A telephone
message was received from. Jerry Westbrook. of the Bureau. of Reclamation
on October 5, 1981 stating no objection to the height vnrianee. Adjacent
property owner Joel Horton appeared stating Inc. had no objection to
the variance request. Member Jerry Lamson moved the variance. Inc
granted. Member Houston seconded the motion and it passed unanimously.
Therebeing no further business, the meeting adjourned.
