HomeMy WebLinkAboutMINUTES Code and Sanitation Committee 1979-10-18BRADFORD PUBLISHING CO., DENVER RECORD OF PROCEEDINGS Code Committee , October 18, 1979 Committee: Chairman Rumley, Trustees Burgess and Swickard Attending: Chairman Rumley Also Attending: Town Administrator Hill, Public Works Director Widmer, Building Inspector Stan Jones Absent: Trustees Burgess and Swickard RESIDENTIAL CARE FACILITIES: Building Inspector Stan Jones informed the Committee that a building permit had been applied for a residential care facility in a C-2 zone. He explained that although this use is not specifically stated as a permitted use in C-2, the Town Attorney determined that it would be allowed because it is a reasonable use according to those permitted in the C-2 zone. The Committee felt that it would be in the Town's best interest to review proposals for residential care facilities and, therefore, recommends (for future proposals) that they be allowed under special review in R, R-1, R-2, R-3, C-1, C-2, E-1, I-1 zoning districts. 1979 UNIFORM CODES: The Committee reviewed the 1979 Uniform Building Code. Among the changes in this new revision is the elimination of fire zone designa- tions and basing fire prevention construction on location and type of occupancy. The Committee recommends adopting the 1979 Uniform Building Code with the following amendments: 1. Maintaining 30' height limit for all buildings. 2. Raising building permit fees for R-1, R-3 and M-1 occupancies from $0.055/sq.ft. to $0.065/sq.ft. 3. Revising the fire zone references in Section 14.20.080 of the Municipal Code to require rigid conduit in all commercial or combined commercial and residential buildings. The Committee reviewed and also recommends adoption of the 1979 Uniform Mechanical Code, 1979 Uniform Code of Abatement of Dangerous Buildings, and the 1979 Uniform Plumbing Code. 1979 FIRE CODE: The Committee discussed the 1979 Fire Code and decided to study it further. REPORTS: Stan Jones reported that the State is requiring full implementation by March 31, 1980 of heat loss studies for all new residential construction or major remodeling of residences and compliance with the State Energy Construction Standards.
