600 SQUARE FOOT MINIMUM MAIN FLOOR AREA REQUIREMENT:
Rex Miller appeared before the Committee requesting reconsideration of
the 600 square foot minimum main floor area requirement with regard to
multiple family housing. He explained that the total square footage
of a multiple family unit may exceed the 600 square foot minimum but
because the unit is multiple story, the main floor may be less than
600 square feet. Public Works Director Widmer commented that several
contractors have questioned this requirement with respect to multiple
family housing and that the Uniform Building Code provides a certain
amount of control in specifying individual room size requirements. The
Committee decided to study the request further and directed the Public
Works Director and Building Inspector to submit their recommendations
at the next Committee meeting tentatively scheduled for November 13th.
PROPOSED R-2 AMENDMENTS REGARDING ACCOMMODATIONS AND DORMITORIES:
As directed by the Board of Trustees, the Committee reviewed an ordi-
nance proposing the following changes to the R-2 Multiple Family Resi-
dential Zoning District:
1. Specifies "dormitories" as a permitted use in R-2.
2. Eliminates the requirement of a minimum of 600 square feet of
floor area on the main floor of each unit for lodges, boarding and
lodging accommodations, hotels and motels, and dormitories.
3 Changes the lot area requirements for lodges, boarding and
lodging accommodations, hotels and motels, and dormitories as follows:
First two dwelling units
Each additional unit
Present
25,900 sq.ft.
2,570 sq.ft.
Proposed
40,000 sq.ft.
500 sq.ft.
4. Dormitory is defined as ". . . a multiple unit dwelling which
does not contain complete cooking and toilet facilities with each unit".
As authorized by the Board of Trustees on October 14, 1980, the Committee
recommends proceeding with adoption of the ordinance and set public
hearings for the Planning Commission on November 18, 1980 and the Board
of Trustees on November 24, 1980.
REPORTS:
Public Works Director Widmer reported that the Town Attorney is presently
drafting intergovernmental agreements between the Town of Estes Park and
the sanitation districts with regard to the 208 Water Quality Management
Plan.
