(Ord.1503#1;Ord.0816§1,Exh.A) B.AccessoryUses/StructuresPermittedintheResidentialZoningDistricts. 1.TableofPermittedAccessoryUsesandStructures. a.ListedAccessoryUses/Structures.Table51belowsetsforthwhattypesofaccessory usesandstructuresarepermittedinwhichresidentialzones.Ifaspecificaccessoryuse orstructureispermittedinaresidentialzoningdistrict,thecolumnunderneaththe zoningdistrictwillbemarkedwitha"Yes."Iftheaccessoryuseorstructureisnot permittedinaparticularzoningdistrict,thecolumnwillbemarkedwitha"No."Ifthere isareferencecontainedinthecolumnentitled"additionalrequirements,"pleaserefer tothecitedsection(s)foradditionalstandardsthatshallapplytothespecificaccessory use. b.UnlistedAccessoryUsesorStructures.Ifanaccessoryuseorstructureisnotlistedin Table51butsatisfiesalltheconditionssetforthin§5.2.A.4above,itmaybepermitted subjecttocompliancewiththegeneral,dimensionalandoperationalstandardssetforth inthisSection. (2)SizeofAccessoryUnit.Noaccessorydwellingsshallexceedfortyninethirty threepercent(4933%)ofthesizeofthehabitablefloorareaoftheprincipal dwellingunitoreighthundred(800)squarefeet,whicheverisless.Anaccessory dwellingunitshallmaycontainprivatesanitaryfacilitieswithhotandcold runningwater,andcookingandfoodstoragefacilities,andasleepingarea. (3)LimitonTenancy.Accessorydwellingunitsshallnotbeusedasshortterm rentalunitsorvacationhomes,butmayberentedfortermsof30daysor longer. (4)DensityCalculations.Accessorydwellingunitsshallnotcounttowardany applicablemaximumresidentialdensityrequirement. (5)LimitonNumber.Thereshallnotbemorethanone(1)accessorydwelling unitonalotinadditiontotheprincipalsinglefamilydwelling. (6)MaximumOccupancy.Thecombinedtotalnumberofindividualsthatreside intheprincipalandaccessorydwellingunitsshallnotexceedthenumberthatis allowedforasinglehousehold.Seedefinitionof"HouseholdLiving"in §13.2.C.28below. (67)OffStreetParking.Atleastone(1)offstreetparkingspaceshallbe providedforeachbedroomlocatedinanaccessorydwellingunit. (78)HomeOccupations.Homeoccupationsshallbeprohibitedonthesiteofan accessorydwellingunit. (89)LotArea.ALlotwhichisthesiteofanaccessorydwellingunitshallmeetor exceedareamustbeoneandthirtythreeonehundredths(1.33)timesthe minimumlotsizeforareaofthezonedistrictinwhichthelotislocated. (910)OtherRegulations. (a)Apermittedaccessorydwellingunitshallcomplywithallother applicablesiteandbuildingdesign,height,accessandotherstandards forprincipaldwellingunitsinthezoningdistrictinwhichtheaccessory dwellingwillbelocated. (b)Allaccessorydwellingunitsshallcomplywithlocalbuildingcode requirements. (c)Accessorydwellingunits,beingancillarytoandunderthesame ownershipastheprincipaldwellingunitonalot,shallnotbesoldor conveyedseparatefromtheprincipaldwellingunit. (db)Inthecaseofanyconflictbetweentheaccessorydwellingunit standardsofthisSectionandanyotherrequirementofthisCode,the standardsofthisSectionshallcontrol. §13.3DefinitionsofWords,TermsandPhrases 3.AccessoryDwellingUnit shallmeanaseconddwellingunitonalotzonedforsinglefamilyresidential usewhichisintegratedwithasinglefamilydetacheddwellingstructureorwithadetachedaccessory structureonthesamelotastheprincipaldwellingwhichcontainsindependentlivingfacilitiesforoneor morepersons,toincludeatminimumpermanentprovisionsforsanitation,cooking,andsleepingthatis locatedonthesamelotasthesinglefamilydetacheddwelling."AccessoryDwellingUnit"doesnot includemobilehomes,recreationalvehiclesortraveltrailers.
