Drawings of the original building are attached for reference only. At some point, an employee housing unit was constructed within the building, evidently without permit. The purpose of this project is to expand that unit and bring it within code compliance. The improvement proposed include... •Addition a bedroom (about 165 sf). •Construction of a 2-hour fire barrier between the living unit and remaining garage use. •Replacement of ceilings throughout the living unit to provide an even drywall finish and R49 fiberglass batt insulation. The ceilings are not fire rated. At approx 4psf, the ceilings add less than 10% weight to the existing roof structure. •Heating and ventilation improvements - See attached Mechanical Plan. •Miscellaneous small kitchen, bath and closet changes. No additional fixtures. The building was recently resided with new windows and man doors through a separate permit. Do not scale drawings for dimensions. Dimensions are typically to face of masonry or concrete and face of framing member, unless otherwise noted. 2. Clean-up of rubbish and debris resulting from work shall be collected regularly from project site and legally disposed of. 3. All weather-exposed surfaces shall have a weather-resistive barrier to protect the interior wall covering and exterior openings shall be flashed in such a manner as to make them weatherproof. 4. Contractors are responsible for all materials and quantities shown in these drawings graphically as well as those called for by note. 5. The Contractor shall obtain all necessary permits to complete the proposed work and shall comply with all local, state, and federal regulations. 6. All materials and construction shall be completed in accordance with the requirements of Town of Estes Park and the 2015 IBC. 7. Provide shoring, temporary bracing, barricades and other measures as necessary to ensure a safe building construction site. 8. Contractor to verify existing conditions and review discrepancies or inconsistencies of site and drawings with Architect prior to commencing construction. 9. Interior finishes must conform to the governing code for classification indicated to the right in "Code Information" Item B3. 10. Portable fire extinguishers shall be provided and installed in accordance with the current International Fire Code and Fire Code Standard number 10-1. All portable fire extinguishers shall be 10 lb multi-purpose ABC type, manufactured by JL Industries or approved substitute. See Plan for locations. Fire Department to verify the locations of all fire extinguishers. 11. Field verify all rough openings and wall widths prior to ordering or fabrication of materials. 12. Automatic Sprinkler System is not required for this building. 13. Provide blocking in all walls as required for door stops, fixtures, accessories, cabinetry and shelving (including shelving by Owner) - verify locations with Architect prior to drywall. Blocking may be either fire retardant treated 2x8 Douglas Fir lumber or 8" wide 24 ga galvanized steel strapping may be used at Contractor's option. 14. Existing information indicates no presence of asbestos or other hazardous materials. Contractor to base bid on this assumption. In the event that such materials are discovered, the Contractor shall abide by all abatement laws and codes as an equitable scope change is negotiated. 15. Substitutions for metal framing members shall be be reviewed and approved by the Architect prior to ordering. 16. The work illustrated on these drawings shall not interrupt the operation of the motel or surrounding off-site businesses or activities. 17. Electrical systems are to be design-build.
