HomeMy WebLinkAboutEPURA RESOLUTION 368RESOLUTIONNO.36$ARESOLUTIONOFTHEESTESPARKURBANRENEWALAUTHORITYAUTHORIZINGTHECHAIRMANTOENTERINTOANAGREEMENTWITHERICBLACKUURSTOFANDERSONREALTYANDMANAGEMENTTOMARKETUNIT“F”ATRIVERSPOINTEDOWNTOWNWHEREAS,theEstesParkUrbanRenewalAuthority(EPURA)willsoonbedeededUnit“E”atRiverspointeDowntown,a4,750squarefootcondominiumunitfrontingontheRiverwalk;andWHEREAS,EPURAneedstorecoupitsinvestmentintheacquisitionoftheRiverspointeDowntownpropertyinordertoaccomplishitsadoptedworkprogram,thisinvestmentbeingapproximately$1,000,000;andWHEREAS,ithasbeendeterminedthatthehighestandbestuseofUnit“E”ismostprobablyretailandcanbelogicallybesubdividedintoasmanyasfourcondominiumunitsofapproximately1,100to1,200squarefeeteach;andWHEREAS,Unit“E”recentlyappraisedfor$1,050,000initscurrentstateasacondominium“shell”;andWHEREAS,EricBlackhurstofAndersonRealtyandManagementhasservedEPURAwellintheroleofrealestateadvisor,consultantandbroker.Heisintimatelyfamiliarwiththeproperty,havingservedasbrokerinEPURA’soriginalpurchaseofthepropertyandmorerecentlyinwritinganinitial(butsubsequentlyterminated)contractforthepurchaseofUnit“E”.Hehasagreedtomarketthepropertyforaveryreasonablebrokeragefee.NOW,THEREFORE,BEITRESOLVEDBYTHEESTESPARKURBANRENEWALAUTHORITYTHAT:TheEPURAChairmanisherebyauthorizedtoenterintoalistingagreementwithEricBlackhurstofAndersonRealtyandManagementtomarketUnit“E”atRiverspointeDowntowninamannerthatwilloptimizeEPURA’sreturnoninvestment,consistentwiththebestinterestsoftheTownandthebusinesscommunity.ADOPTED,this21stdayofSeptember,2005.ESTESPARKURBANRENEWALAUTHORITYCl2.CChairmanATTEST:Secret
