Meeting held in the Town Hall, on the 3rd day of February, 1958, 2;00 P.M. Present: G-.H. Glllan, Chairman, Val Benard, Ronald Brodle, Charles Herzog, Charles Hix, O.M. Hunter, J.O. Mall, Glenn Prosser. Also Present: Verne H. Fanton, Secretary, Trafton Bean, Planning Consultant. Absent: Donald Griffith, C.A. Law. The Secretary presented the building permit application of G.L. Stanley, President of the National parks Corporation, for the construction of a •♦Frontier Village•• at Prospect Valley, reported that the application had been published, and had been referred to the advisory committee for re-< commendation. Mr. Paul Fisher, advisory committee member was present, and stated that approval should be delayed for additional, detail. Information, because certain property ovmers in the area feared that the project may be started and never completed. Letters were read from Walter Howard, George Dunn, and Dwight Adrian, objecting to approval of the permit. Trafton Bean stated that the proposed use was not in accordance with the proposed Regional Zoning. Follov;ing all discussion, Charles Herzog moved that this Commission recommend that the application be rejected as presented in its present form, in that it is not in accord with the master eonlng plan. Charles Hix seconded the motion. Upon roll call said motion carried by the following vote: Those voting HyesB and in favor of the motion, Benard, Brodie, Herzog, Hix, Hunter, Mall. Those not voting, Glenn Prosser. Trafton Bean presented three completed, preliminary, zoning maps of District No. 3, and reviewed all proposed zoning. The Commission proceeded to con-* sider the map of the U.S. # 3^^ highway area West of the village. Glenn prosser moved that the map be approved as presented, with one minor correc­ tion in Section 24. C.M. Hunter seconded the motion. Upon roll call said motion unanimously carried. The zoning map of the So. St. Vrain area was then reviewed and C.M. Hunter moved that it be approved, as presented. Ronald Brodle seconded the motion. Upon roll call said motion unanimously carried. The zoning map of the highway # 262 and central area was then reviewed and discussed in detail. Charles Hix moved, that since there was no classificatl in the zoning text to permit the continued use of the city dump, and since the dun^) had been in its present location for over 35 years, that all of the ground owned by The Town of Estes Park at the dun^) site, be eliminated from the zoning district. C.M. Hunter seconded the motion. Upon roll call said motion unanimously carried. C.M. Hunter moved that the area adjacent to the dump known as Larimer Terminals, the area owned by Larimer Coimty, and th« area owned by Wm. W. Fisher, be classified as a Commercial District with suggested restrictions and landscaping. Glenn Prosser seconded the motion. Upon roll call said motion unanimously carried. Glenn Prosser then moved that the highway # 262 and central area map be recommended for approval, as amended. Charles Hix seconded the motion. Upon roll call said motion unanimously carried. C-M. Hunter moved that this Commission recommend that all liveries, >here horses are kept for hire, be required to have a 250 foot set-back from the highway, and all buildings, corrals and storage have a 200 foot set-back fromall other property lines. Ronald Brodle seconded the motion. Upon roll call said motion unanimously carried. Ronald Brodie moved that certain “creative endeavor trades” be added to the Tourist District text. Charles Hix seconded the motion. Unanimously carried There being no further business, the meeting adjourned. Attest; Secretary Chairman
