RECORD OF PROCEEDINGS
Minutes of the regular meeting of the Estes Park Regional Planning Commission.
Meeting held in the Tovm Hall on the l6th day of September, 1958 at 7:30 P.M.

Minutes of the regular meeting held on August 19th read and approved as read,
Mr. Richard Taylor ovmer of the Monogram Shop on Fall River Road appeared before
the Commission and requested approval of building plans to enlarge the present
structure. Mr. Bean stated with the"approval of the Commission that the required
setback on the Fall River Road is 50 feet from center line. The Commission approved
the application for the building permit,
Mr. Brice Evans, Mr. Julian Livingston and Mr. Wayne Stacey appeared before the
Commission requesting support for the development of horseback trails in the area,
Follovang a detailed discussion, C, F. Hix moved and N, L. Bartlett seconded the
motion that this Commission request the Board of County Commissioners to employ
Trafton Bean and Associates to make a study and dravx plans for permanent trails
in the area. Upon roll call said motion unanimously carried.
In accordance vri.th the action taken at the last regular meeting, Trafton Bean
presented a recommendation in printed form under date of September 16, 1958, for
the proposed rezoning of the Fall River area. The Commission unanimously approved
the recommendation WHEREUPON Charles Herzog moved and Charles Hix seconded the
motion that this Commission recommend that the area not be rezoned at this time.
Upon roll call said motion unanomously carried.
The Commission together ’.m.th Trafton Bean reviewed the suggested Trailer Court
Regulations for Larimer County, Charles Hix moved and Charles Herzog seconded the
motion that the follov.lng suggestions be recommended:

Section IV, Subheading 4.1 (l) should be reworded to read
"The site shall be located -vd-th direct access by ri^t of
way at least forty feet in width to a public street or
highway."
Section IV, Subheading 4.1 (3) regarding a minimum vddth of
300 feet should be deleted from the Trailer Regulations,
Section V, Subheading 5.6 should be amsnded^by adding a
statement that service buildings shall not include buaness
sales othervri.se excluded by applicable zoning regulations.
Section VII, Subheading 7.1 should state clearly that
sevfsr connections must be trapped.
Section VIII, Subheading 8.1, the second to the last sentence
should be changed to read, "Such containers shall be located
entirely below the surface of the groimd in areas screened by
appropriate landscaping features."

6. Section XI, Subheading 11,1, the first sentence should be
changed to read, "No permanent additions of any kind shall
be b\iilt onto, nor become a part of any trailer coach un
less such additions conform to standards set forth by the
County Health Officer."
7. Section XIII, should be retitled. Individual Trailer Units.
8. A nevr section should be added to state that where a public
water supply is available, fire hydrants shall be installed
within 400 feet of all trailer coach spaces.
9. Section IX, requiring that all electrical outlets shall be
weather proofed and shall be located in safe conduits belovj-
the s\irface of the groTond, is especially important and should
be retained in the final draft due to the important appearance
factor in off season periods and the increase safety which this
requirement would provide.
Upon roll call said motion unanimously carried.
There being no further business, it was regularly moved, seconded and carried that
the meeting adjourn.
