MlnutCB of a regular meeting of the Estes Park Planning Commission,
held on the l?th day of April, 1956, at 7:30 P.M. at the Tovm Hall.
Present: Charles F. Hix, Charles Herzog, G-.H. Q-lllan, E.R. Smith,
Q-lenn Prosser, C.A. Law.
Also Present; Trafton Bean, Planning Consultajit, Verne H. Fanton,
Secretary, Donald Griffith and J.O. Mall.
Absent; Ronald G. Brodie.
Minutes of the regular meeting held on March 30> read and approved.
The Commission reviewed the results of the Inspection trip, taken by
the Commission and interested guests, by bus, on April 8th, for the
purpose of inspecting, on the site, certain streets and roads in the
area that might be Improved, together with addltlona.1 rights-of-way
that might be needed and possible new connecting-link roads that
might be established. Mr. Trafton Bean presented a proposed circulation
plan map, and conducted a general discussion for the Commission to
d(fcsigns.te the streets and roads, that in thftir opinion, •’hould be
included in the master plan for roads. The Commission Itlmlzed the
following roads to be shown on the initial master plan;
Valley Road By-Pass (U.S. 34 East of Town, connecting with U.S. 34
West of Town)
New street from the bridge on West Elkhorn to Thompson River at Riverside.
New street, in part, from Highway No. 66 East of Town to connect with
Highway 262 at National Park Offices.
New street, from Highway No. 7 to Fish creek road, along the South side
of Stanley Park.
Improved existing street from Highway No. 7 to Fisk Greek road, through
Country Club estates subdivision.
Connecting the existing Middle Broadview Road with Highway 262.
Improved existing road from Highway No. 7 to Mary's Lake.
New connecting Link from Avenue A, Intersecting with No. 7 and Mary's
Lake road.
New connecting link from Devil's Gulch road to Dry Creek road.
New connecting link from U.S. 34 to Devils Gulch Road.
Mr. Trafton Bean stated that a new map, showing the a'bove proposals would
be prepared and would be on display at the Tovm Hall. The Commission
ordered a copy of the new map published in the local newspaper together
with the necwssary publicity that a public hearing would be held on
May 15th to receive the public's reaction to the proposals. The map
would then be amended to final form, for adoption as the master plan.
The Commission was also of the opinion that The Town of Estes Park and
the County of Larimer should proceed as soon as possible to acquire tne
necessary right-of-way for the Valley Road By-Pass.
The Commission noted that the County road. West of dldnot have an official name, and recommended that it be designated as
"East Riverside Parkway".

RECORD OF PROCEEDINGS
The Secretary presented a written application from Clyde L»
Anderson, requesting that Lots 2,3» and 4, Reclamation Subdivision
Block 2, be re-zoned from H-1 Residence District to C-1 Commercial
District. Because of the objections received when this property
was being considered for re-zoning in the past, and due to 80^
of the entire subdivision being zoned and used for residence
purposes, Charles Herzog moved that the request be denied. E.R.
Smith seconded the motion. Upon roll call said motion unanimously
carried.
There being no further business to come before the meeting, it
was regularly moved, seconded and carried that the meeting adjourn.
