PUBLIC HEARING - PROPOSED COMMERCIAL ZONING REVISIONS - JANUARY
29, 1985 - 7:30 P.M.:
chairman Sager conducted a public hearing ^®9arding the proposed
revisions to the Commercial Zoning Regulations. CoP1®®
proposed ordinance and a summary of the proposed changes were
distributed. Planner Stamey read a summary of the propos
revisions. Following is a listing of topics:

Public testimony was heard from the following.

Tom Binstock - Mr. Binstock commented on the size of
developments requiring Special Review.

Art Anderson - Mr. Anderson, representing the Estes Park
Urban Renewal Authority (EPURA), stated the Authority was in
full support of the revisions to the Coitmercial Zoning
Regulations as they would help EPURA do its job. EPURA did
have concerns regarding the retention and protection (as
much as possible) of open space.
Planner Stamey read aloud the following correspondence: Art
Anderson letter (listing proposed changes)/EPURA, dated^ January
29, 1985; and a letter protesting the revisions submitted by
Robert D. Mitchell/Tiny Town Cottages, dated January 26, 1985.
Peggy Cayton also addressed the Commission with questions con“
cerning "non-conforming businesses" (what effect the proposed
revisions would have on current owners).
Phil Herr (Philip B. Herr and Associates) addressed specific
questions which were raised during public testimony and offered
further information regarding the proposed Commercial Regulation
revisions. Mr. Herr commented at length on the Special Review
criteria, size threshold, procedures and philosophy, and on the
bulk proposals in the C-D District.
Chairman Sager declared the hearing closed. Member Blair moved a
second public meeting to further discuss the proposed revisions
to the Commercial Zoning Regulations be set for Friday, Februa y
8, 1985 at 12:00 Noon. Member Hix seconded the motion ana it
passed unanimously.
Chairman Sager advised a public workshop would be held Wednesday,
January 30, 1985 at 7:30 P.M. and urged all to attend.
There being no further business, the meeting adjourned.
