Chairman Sager set the demonstration_time to be after the remaining agenda was completed. The Commission recessed ?fsL and hear thi demonstration and returned to finish the meeting. Member Komito moved that the Special Review Request be denied and Member Hix seconded the motion. Those voting "Yes were Members Blair, Houston, Komito. Member Hix seconded the motion and it passed unanimously. BALDPATE ESTATES PRELIMINARY PLAT FURTHER REVIEW - Bill Van Horn reviewed the preliminary plat of Baldpate Estates which proposes 15 single family dwellings on 15 lots in the Lily Lake area. The majority of the subdivision is zoned A-Accommodations, which allows other uses in addition to single family dwellings. The County Planning Department has expressed concern that adequate water and sewer service be provided if uses other than single family dwellings were developed. Mr. Van Horn commented that a statement could be added to the plat stating that should uses other than single family dwellings be developed in this subdivision, that County review will be required to insure that adequate water and sewer service is provided. Giles Gere emphasized the importance of adequate water and sewer and commented that the statement on the plat was appropriate. Member Margaret Houston moved the Town Engineer/Planner contact the Larimer County Planning Commission and inform them that the Estes Park Planning Commission is in agreement with the statement being added to the plat. Member Hix seconded the motion and it passed unanimously. REQUEST TO VACATE A PORTION OF LITTLE VALLEY ROAD - The Planning Commission received a petition from The Little Valley Owners Association requesting the Board of County Commissioners of Larimer County vacate that public roadway commonly referred to as the Little Valley Road extending from Fish Creek Road (Larimer County Road 63) passing through the Little Valley Subdivision and ending at the boundary of the Roosevelt National Forest. Member_Richard Wood moved that the Planning Commission not support the petition to vacate. Member George Hix seconded the motion and it passea unanimously.
