ANNEXATION & ZONING - JELSEMA ADDITION: Member Margaret Houston moved that a PubltJ. heaFingannexation and zoning for the Jelsema Addition be scheduled for April 17, 1979. Member Graves seconded the motion and upon roll motion unanimously carried. CONCEPTUAL PLAN OF CONDOMINIUM DEVELOPMENT IN LONE PINE ACRES: Bill Van Horn, on behalf of developers Dan Delay and Joe Quinn, pre­ sented a condominium development concept for non_ + Trm at Fstes Park property. April 17, 1979 April 24, 1979 Member Rumley seconded the motion and upon roll call the motion unani­ mously carried. LARIMER COUNTY REFERRALS: . HYLAND EXEMPTION - Bill Van Horn presented the Hyland Exemption request to divide a 37 acre tract in the Dollar Lake area into two tracts of 18 and 19 acres each. A letter was received from the Town Engineer/ Planner which discussed the area's designation as a "severe wildfire hazard" area and commented that the division met the intent of the Estes Park Comprehensive Plan. Member Jack T. Rumley moved the Hyland Exemption request be favorably recommended to the County Commissioners. Member Blair seconded the motion and upon roll call the motion unani­ mously carried. WATTS EXEMPTION - Bill Van Horn also presented the Watts Exemption request to divide a 9J acre parcel into a 2a acre tract and a 6.94 acre tract in the Upper High Drive area. A letter was received from Town Engineer/Planner V/idmer dated March 16, 1979 stating that the request meets the intent of the Estes Park Comprehensive Plan. Member Margaret Houston moved the Watts Exemption request be favorably recom­ mended to the County Commissioners. Member Blair seconded the motion and upon roll call the motion unanimously carried. ROCKWOOD ESTATES 4TH FILING - Tom Brown presented the preliminary plat of Rockwood Estates 4th Filing which proposes 9 single family lots on 37 acres located southeast of Carriage Hills. The subdivision will be served by Crystal Water Company and the Upper Thompson Sanitation District. The Planning Commission reviewed a letter from the Town Planner dated March 16, 1979 commenting that the proposed density and lire protection should alleviate somewhat the wildfire hazard and that the proposed development meets the intent and guidelines of the Comprehensive Plan. Member Duane Blair moved the preliminary plat of the Rockwood Estates 4th Filing be favorably recommended to the Larimer County Planning Commission. Member Graves seconded the motion and upon roll call the motion unanimously carried. LOGAN - SETBACK VARIANCE - Charles Logan appeared requesting side yard and front yard setbacks for a proposed residence on Lot 10; Division 7, High Drive Heights. The lot is only 67 wide and, there fore 15' side yard setbacks are requested rather than the requirea 25'.' A 50' front yard setback is requested rather than the required 75' to allow a tree to remain standing. Member Duane Blair moved the setback request be favorably recommended to the Larimer County Board of Adjustment. Member Rumley seconded the motion and upon roll can the motion unanimously carried.
