HomeMy WebLinkAboutMINUTES Planning Commission 1978-02-21BRADFORD PUBLISHING CO.t DENVER RECORD OF PROCEEDINGS Planning Commission /February 21, 1978 Commission: Attending: Chairman Petrocine, Members Blair, Hix, Sager, Graves, Sutter and Wagner Chairman Petrocine, Members Blair, Hix, Sager, Graves, and Sutter Also Attending: Town Administrator Hill, Town Engineer/Planner Widmer Absent: Member Wagner LOT SPLIT - SCHROEDER - LOTS 9, 10, 11, GRAND ESTATES: At the request of Mr. Schroeder, the Planning Commission tabled con­ sideration of the division of Lots 9, 10, and 11, Grand Estates until the next regular meeting. PONDEROSA SUBDIVISION - PRELIMINARY PLAT: Bill Van Horn, representing Eugene Day and Dawalt, Inc., submitted the preliminary plat of Ponderosa Subdivision which is a portion of Lot 19, South Saint Vrain Addition. The subdivision, comprising 4.064 acres, proposes six lots approximately half acre each in size. Correspondence regarding the preliminary plat was received from the following: Colorado Department of Health 2/10/78 State Department of Highways 2/07/78 Upper Thompson Sanitation District 2/03/78 Town Attorney 2/08/78 Water Superintendent 2/14/78 Town Engineer/Planner 2/09/78 Light & Power Director 2/13/78 Member Blair moved the preliminary plat be approved subject to the following conditions: 1. The property be Included within the Upper Thompson Sanitation District. 2. The non-described access easement across the subdivision be transferred to Bonanza Lane in accordance with the Town Attorney's letter or a 30' private access easement be provided for the existing driveway serving the property north of Lot 3. 3. A letter be obtained from the property owner of the parcel just north of Lot 3 agreeing to follow the utility easement on the east side of Lot 4 should he connect to the sewer line and has not already connected to the sewer in the cul-de-sac prior to paving. 4. A fire hydrant be installed at a location to be determined by the Town. 5. Providing an easement for the existing sewer line along the south side of Lot 6. 6. Providing a 10' right-of-way on the north side of Peak View Drive to the Town of Estes Park for street purposes. Member Sager seconded the motion. Upon roll call the motion unanimously carried. MASTER PLAN: The Estes Park Master Plan has been submitted to the Department of Local Affairs for certification which is necessary to receive futu '701' Planning funds. BRADFORD PUBLISHING COM DENVER RECORD OF PROCEEDINGS Planning Commission February 21, 1978 Page Two (2) FLOODPLAIN DESIGNATION: A technical objection to the designation of the Fish Creek floodplain has been submitted by Paul Van Horn and forwarded to the Denver and V/ashington offices of the Federal Insurance Administration.
