Hartwell Absent:None It was moved, seconded and carried the minutes of December 16, 1975 be approved. ELECTION OF OFFICERS: An election of officers was conducted in which Member Hix nominated the following: Chairman ...................................;. Upon voting, the nominations unanimously carried. j ORDINANCE RELATING TO PLANNED UNIT DEVELOPMENT: I Ernest G. Hartwell, Town Attorney, reviewed with the Planning Commission the proposed planned unit development ordinance. Incorporating sugges­ tions made by Bill Lament, Planning Consultant, Mr. Hartwell pointed out sections of the ordinance that required further consideration by the Planning Commission. In section 17.60.060 which discusses the concep­ tual plan and statement of objectives requirements, it was suggested by Bill Lament that proposed densities and intensity of use be included. In section 17.60.080 regarding standards, Mr. Hartwell advised that densities should be specified for all pertinent zones, that the floor area ratios of buildings stated in 4.a. be examined further as to their adequacy and desirability, that the land described in 4.a. be reviewed, and that the off-street parking provision!in 5. be studied. Other com­ ments included a suggestion from the staff that provisions for mainte­ nance of private streets, sidewalks, walkways and bikeways, parking, snow removal, etc. be included. Darrel Smith, Architect and Planner currently for the Stanley Hills development, questioned the intent of the floor area ratios suggested in the C-1, C-2 and I-l zoning districts. The Planning Commission then directed the staff to study and revise further the proposed ordinance. PROPOSED AI4ENDMENT TO SECTION 17.56.090 REGARDING SPECIAL REVIEW APPLI- CATIONS: j---------------------------------------------------- Chairman Prosser conducted a public hearing on the proposed amendment to section 17.56.090 of the Municipal Code of the Town of Estes Park which would require an attorney's letter of certification on all special review applications. There were no persons present speaking in favor of or in opposition to the proposed amendment. Chairman Prosser declared the hearing closed. Member Hix moved the amendment be recommended for approval to the Board of Trustees. Membeir Sager seconded the motion. Upon roll call the motion unanimously carried.
