Minutes of a regular meeting of the Estes Park Regional Planning
Commission, held in the Town Hall, on June 4, 1963, at 3:00 P.M.
Present: Harry Miles, Chairman, R»C» Brodle, Louis Canaly, Joe Connelly,
Chas. Hix, Dr. J.O. Mall.
Also Present: Verne H* Fanton, Secretary, Paul Van Horn, Engineer.
Absent: Val Bernard, C.M. Hxmter, Carl Swanson.
Minutes of the regular meeting held on March 26, 19^3, read and approved.
Mr. & Mrs. Chas. F. Haines of Denver, together with their Engineer,
Mr. Huffstutler, appeared before the Commission, and submitted a
preliminary plat for a subdivision, located in a portion of the west
i of Section 31+, Range 72 W. This site is not located within the
boundaries of a present zoning district and is situated East of the
Fish Creek Zoning District and North of State Highway No. 66. The
Subdivider stated that he would be willing to have the subdivision
included within a zoning district, and in the mean time, would apply
deed resltrlctions in order to keep the area in a first class residential
district. Minimum lot areas are shown as one acre and streets to be
dedicated to the public are 60 feet in width. Mr. Haines stated that
each lot would be responsible for its own water and sewage system.
Mr. Huffstutler was given a copy of all information to be Included on
the face of the final plat including that pertaining to possible future
fteptio troubles. The Commission stated that the plat should show
bearings for permanent markers on the corners of each lot, and not
calculated from the center line of streets.| Following all discussion,
Chas. F. Hix moved that the Commission recommend the approval of this
Preliminary Plat, known as "Meadow Dale Hills". Louis Canlay seconded
the motion. Upon roll call the motion xmanlmously carried.
RE: Local Zoning:
Mr. E.S. Erickson, representing the UiS. Forxest Service, appeared
before the Commission, and filed a request! to re-zone Lots i»
5 6, and 11. of Block 2, Reclmation Subdivision, from the existing
R*1 Residential District to a C 1 Commercial District. The
the request being to enable the Forest Service to construct a new off ° •
C.M. Hunter moved that publication be given for a hearing on the revest
to be held on June 21st. Louis Canaly seconded the motion. Upon roll
call said motion unanimously carried.
There being no further busness, it was regularly moved, seconded and
carried that the meeting adjourn. s
