Petrocine, Rollen Sutter, and Ed Palmer. Attending: Chairman Dannels; Members Tregent and Sutter. Also Attending: Town Clerk Dale G. Hill, Building Inspector Ted Hackett, Town Trustee William Grove. Absent: Members Petrocine and Palmer. Mrs. Hildred Griffith submitted an application for a zoning variance in a portion of Block 10, Town of Estes Park, Colorado. Mrs. Griffith submitted a corrected survey of the proposed variance which is attached and made a part of these minutes. The surveys are labeled Tract A, B and C. The three properties involved do not meet the zoning requirements for total lot area or side and front yard setbacks. This zoning variance will correct the zoning variance granted by the Board of Adjustment on August 29, 1966. Board member Tregent introduced the following resolution and moved that it be passed and adopted: RESOLUTI 0 N BE IT RESOLVED BY THE BOARD OF DIRECTORS OF THE BOARD OF ADJUST- MENT OF THE TOWN OF ESTES PARK, COLORADO: That the variance dividing the three parcels in a portion of Lot 15, Block 10, Town of Estes Park, Colorado, according to the second amended plat thereof described as follows: Tract A --A portion of Lot 15, Block 10 of the Town of Estes Park, Colorado according to the Second Amended Plat thereof described as follows: Beginning at a point on the West line of said Lot 15 at a point 236.0 feet North of the Southwest corner; thence S 89°21' E parallel to the South line of Lot 15 a distance of 90.0 feet; thence North 69.5 feet more or less to the South line of Virginia Drive; thence Northwesterly along said South line to the Northwest corner of Lot 15; thence South 84.0 feet to the point of be- ginning. The East 15 feet thereof are reserved for easement for ingress and egress; Tract B--A portion of Lot 15, Block 10 of the Town of Estes Park, Colorado according to the Second Amended Plat thereof described as follows: Beginning at a point on the West line of said Lot 15 at a point 200.0 feet North of the Southwest corner; thence S 89°21' E parallel to the South line of Lot 15 a distance of 90.0 feet; thence North 36.0 feet; thence N 89°21' W a distance of 90.0 feet; thence South 36.0 feet to the point of beginning. The East 15 feet thereof are reserved for easement for ingress and egress; Tract C--A portion of Lot 15, Block 10 of the Town of Estes Park, Colorado according to the Second Amended Plat thereof described as follows: Beginning at a point on the West line of said Lot 15 at a point 150.0 feet North of the Southwest corner thereof; thence S 89°21' E parallel with the South line of Lot 15 a distance of 90.0 feet; thence North 50.0 feet; thence N 89°21' W a distance of 90.0 feet; thence South 50.0 feet to the point of beginning; are granted to the existing structures only and no addition or reconstruction of the structures shall be permitted under this variance. Member Sutter seconded the motion. Upon roll call the motion passed by the following votes. Those voting "Yes" Members Dannels, Tregent and Sutter. Those voting "No" none. The attached plat indicates the variance granted. RECORD OF PROCEEDINGS Board of Adjustment (Cont`d.) October 13, 1966 Mr. Adam Koch appeared before the Board of Adjustment and requested a zoning variance in a portion of Lot 22, Block 5, Town of Estes Park, Colorado. Mr. Koch submitted a plat of the above mentioned lot, showing the west property line and curb line as it is now in existence. Mr. Koch requests a variance in zoning requirements as set out in the Town of Estes Park Municipal Code Chapter 12.10-2. After considerable discussion, Board member Sutter intro- duced the following resolution and moved that it be passed and adopted: RESOLUTION BE IT RESOLVED BY THE BOARD OF DIRECTORS OF THE BOARD OF ADJUST- MENT OF THE TOWN OF ESTES PARK, COLORADO: That the variance establishing the physical curb line on the west side of Lot 22, Block 5, Town of Estes Park, Colorado, as the line from which the eight foot setback required in the zoning ordinance shall be measured and determined, is granted. Member Dannels seconded the motion. Upon roll call the motion passed by the following votes. Those voting "Yes" Members Dannels, Tregent and Sutter. Those voting "No" none.
