Minutes of the regular meeting held April 21,1970,were read and
approved as read.
George L.Mowery,Secretary,was requested to telephone all members on
Tuesday morning,the day of the meeting,to confirm attendance at the
meeting.
Mr.Forest F.Johnson appeared before the Commission and presented two
drawings showing Lot 14,Elkhorn Club Estates.One drawing showed the
lot as platted by the developer and the other showed Mr.Johnson’s
proposed division of this lot.Mr.Johnson is asking permission to
split this lot because of the natural terrain that exists.Mr.
Johnson also proposed to split the lot in half.Since this split
would reduce the lots to less than the minimum lot area of 14,000
square feet,Member Glenn Prosser made a motion that his requests
be denied.E.S.Erickson seconded the motion.Upon roll call the
motion passed by the following votes.Those voting “Yes”Chairman
Stewart,Members Erickson,Mix and Prosser.Those voting “No”none.
Mr.Lowell Soester,Assistant Planner for the Larimer County Planning
Coimnission,presented a copy of a plat of Windcliff Estates Subdivision
for approval.Charles F.Hix moved this plat be approved subject to
adequate sewage arid water systems.Glenn Prosser seconded the motion.
Upon roll call the motion passed by the following votes.Those voting
“Yes”Chairman Stewart,Members Erickson,Mix and Prosser.Those voting
“No “none.
Mr.Tom Brown,Registered Surveyor,presented a final plat of Rock
Ridge Estates,a subdivision of a portion of Lot 13,of the Mocassin
Addition to the Town of Estes Park.Letters concerning this plat from
Richard Witt,President of Rock Ridge Development Corporation,Paul H.
Van Horn,Town Engineer,Leon H.Sweetland,Jr.,Superintendent of the
Estes Park Light and Power Department,and Verne H.Fanton,Secretary
of the Estes Park Sanitation District,were read.These letters are
attached to and made a part of these minutes.Glenn Prosser moved this
commission recommend to the Board of Trustees of the Town of Estes Park
that the final plat be approved.E.S.Erickson seconded the motion.
Upon roll call the motion passed by the following votes.Those voting
“Yes”Chairman Stewart,Members Erickson,Mix and Prosser.Those vot
ing “No”none.
There being no further business,the meeting adjourned.

Dear Mr.Stewart:
In presenting this final plat for resubdivision of a portion of Lot
13,Mocassin Addition to the Town of Estes Park,for the Commission’s
approval,we want you and other Commission members to be aware of the
following information:
1.We have firm bids from Mr.Dave Gavell of Eastwood and Gavell,
Contractors,Estes Park,for construction of roads,water lines and
sewer lines in the proposed subdivision.Mr.Gavell has visited with
Mr.Vic McCracken,Town Water and Street Superintendent,regarding
specifications for construction of road and water lines,and upon
final approval of the plat will be authorized to complete such con
struction in cooperation with Mr.McCracken and in compliance with
his requirements.The same procedure will be followed with Mr.Vern
Fanton in regard to the sewer lines.
2.We don’t have a layout that the Town requires for the power
poles and lines,but we will cooperate in any way necessary to see
that the service is done according to specifications of the Town.
3.We will be happy to escrow funds consistent with the bids pro
vided by Eastwood and Gavell and a sufficient amount to cover power
service costs upon final approval of the plat by the Town Board.

The plat of “Rock Ridge Estates”is at hand.As a whole it is accep
table with one exception,the Light and Power Department will need an
easement across Lot 6 -approximately 270 feet east of the south west
corner of Lot 6.

The line as shown on the plat apoears to be in order,except,the line
should be 8”instad of 6”
RE:Plat of Webb Cottages:
If the cottages are to be in seperate ownership,then a new 8”sewer line
should be installed from Mac Gregor Ave to the central part of the area,
a distance of about 300 feet,then each cottage should have seperate
service line comected to the 8”linel
If this is done the Sanitation District would aept the 8”line,to
gether with an easement for maintenance,
