The Meeting was called to order at 9:15 a.m. by Chair Sager.
1. MINUTES
The February 10,1998 Minutes were approved.

Comments
• There are wonderful old historic homes here, many built with distinctive character, multi-family
development with use of wood products and siding. Most of the homes are tucked off the road.
• Keep the materials somewhat native to the area, using dark colors and earthtones whenever
possible.
• Would like to see Estes Park develop its own character, not a dated one, i.e.: after 15 years you
wouldn’t be able to tell if a building was two years old or 15 years old.
• This area has a multi-family character with lots of two story, step and repeat architecture, two
stories make sense when dealing with slopes.
• When using step and repeat architecture it is important to avoid a “cookie cutter” look where a
single designis overused. When building multiple projects, every attempt should be made to vary
the look of the design while keeping cost effectiveness in mind.
• Try to put parking at the rear of the building site.
• Use of materials is a big concern, stay with mountain rustic themes.
• Siting is important. How does the architecture relate to the surrounding environment, the trees,

• Timing of design and character discussion with establishing zoning, regulations, setbacks etc. The
group was advised that RNL was brought in early regarding design discussions so that they could
work in tandem with Clarion to better implement zoning.
• The Fall River corridor has a lot of positive elements that should be held on to.
• Maintain a positive image as we look to area development.
Regarding the entrance to the Rocky Mountain National Park, Roger Thorp reports the followmg:
• The development of this site includes a total face lift. r , ,
. The building will be stepped into the hillside with a one story appearance from the roa .
. Every attempt has been made to minimize the appearance of development, with a major concern
for environmental issues, views, pedestrian safety, etc.
. There is some parking in the front, and more parking at the rear for tour busses, etc.
TT S. Highway 36 Corridor
• Streamside and Roadside design issues.
• This corridor has distinctive areas of development.
• Commercial on the street
• Lodging on the river
• Close to the Park is residential area with wide open views. , , . f
. is retail and tourist oriented. This is a highly defined commercial stnp with lots of
parking, signage, small scale buildings, congestion and Visual clutter.
. Farther east is another entertainment district with Putt Putt, big shde, pizza place .
. Rams Horn Village - good example of use/design on the Spur.

DOWNTOWN
• Located west of Moraine Avenue and West of Fall River.
• Ineludes the downtown Riverwalk and Stanley Hotel District.
• Includes EMiom Avenue and Cleave Street.
Comments
The signage is pleasing and conducive to shopping.
Need to ensure that future development meets standards already set.
Avoid hghted awnings that are really meant to be signs.
Give speeial concern to needs of the elderly, walkways, parking lot designs, etc.

Comments
Not a strong gateway to Estes Park.
Bike path is hazardous in some locations, the path crosses driveways and parking areas.
Do we really need the bike path since we have established the Lake Estes bike path?
Commercial properties are relatively exposed to the highway.
The new commercial building on Highway 34 is unattractive, flat roof, windowless, industrial type
siding, back of building faces highway.
It is imperative that we provide a pleasant, positive experience on Highway 34. We can do this by
providing more bcrming and landscaping, better developed walkway, improved signage, stone
markers etc
It was suggested that we work with CDOT on issues of safety and highway beautification.
Care should be taken to plant native trees and shrubbery.
