LOT 2, BLOCK 4T FALL RIVER ESTATES, OWNER - D.A. LIENEMANN.^K. PETITIONER: ESTES PARK SURVEYORS AND ENGINEERS. INC. FOR CRAIG/KEELEY HANSEN AND MARJORIE OLIVER - VARIANCE REQUEST FROM SECTION 17.24.010.B OF THE MUNICIPAL CODE. Applicant is requesting two setback variances as follows: 1) Street planting area setback along north parking lot: required: 15', proposed: 10' 2) Setback along the south parking lot: required: 15', proposed: 4' - 10'. Paul Kochevar, Applicant's representative, reviewed the locations of the requested variance. He explained the variances would allow for retention of large trees and the proposed parking lot would not be too close to the river. Mr. Kochevar also noted the elevation difference between tiie street and tiie north parking lot. There were no audience comments and Director Stamey stated no correspondence has been received. Member Sager expressed disappointment and regret for the lack of property identification (field stakes at comers). Mr. Kochevar responded. Member Sager concurred with the Staff report recommending approval of the variance, stating approval could be granted without harm to other landowners in the vicinity and without detriment to public good. It was moved and seconded (Sager/Barker) the variances, as requested, be approved for Lot 2, Block 4, Fall River Estates, and it passed unanimously. REPORTS/OTHER A discussion followed regarding the validity of posting variances and improving identification of property. Tlie Board requested improved vicinity maps and that property be identified with comers marked with field stakes. This will also be addressed with the new Estes Valley Development Code regulations.
