ROBERT AND ROBIN YOUNG /APPLICANTS— bequest_FOR SETBACK VARIANCE TO ALLOW A BEDROOM ADDITION 11y 6" FROM THE SIDE PROPERTY LINE, RATHER THAW 25" FROM PROPERTY T.TWR, Building Official Allman presented a photo for the Board to view. Allman reported his findings: 1. 2. 4. The subject property is zoned R-M Multiple Family. Minimum side setback is 10' in the R-M District and 25" when the side line abuts an E-Estate District. This is a level building site, location of the proposed bedroom will not result in a sight obstruction, as it will line up with the existing garage. Existing zoning in the area is R—S Residential to the west, R— M to the east, R-M Residential to the north and County E— Estate to the south. He also noted that similar reguests have come before the Board and they have been denied. The Town attempts to honor the county zoning. Staff recommended denial of the setback variance to allow a bedroom 11'6" from the side property line. Two Board members noted they have seen a "for sale" sign on this property. Allman was not aware of this, however, noted that no written comments have been received; however, one phone call was received to clarify information and the adjacent owner/caller had no objection. Allman also noted that Mr. and Mrs. Young may want to convert this stpcture into a duplex at a later time, however, the issue before the Board at this time is the bedroom. He noted this IS not a hardship, a bedroom could be added to the existina structure without a variance. ^ It was moved and seconded (Baudek-Newsom) that the request for a fetbf?k from ^he side property line be denied as there are other locations on the lot which would not require a variance, and It passed unanimously.
