DEVILLE SUBDIVISION. LOT 10, 1191 GRAVES AVENUE, GERALD E. PALMER/
APPLICANT -- REQUEST FOR SETBACK VARIANCES. Senior Planner Joseph
reviewed the following plan revisions:
1. The Applicant has proposed one-gallon shrubs and 3' trees.
Planner_ Joseph noted that this size of plantings is
appropriate for the east and north property lines due to the
narrowness of the area; however. Staff recommends that the
plantings in front of the building conform to zoning
regulations which require a minimum of 2^" caliper trees and
24" shrubs (five-gallon containers). Member Sager expressed
concern that in the event the property is sold prior to the
completion of the landscape and asphalt requirements (delayed
due to the cold weather), a guarantee be provided that these
Items will be accomplished by the new owner.

the proposed on-street parking.
