APPROVAL OF MINUTES. Minutes of the meetings held July 3, 1991 and July 9, 1991 were approved as submitted. LOT 16. ELKHORN ESTATES. Arthur C. Hvde, Applicant. applicant is reguesting two setback variances: Staff stated the 1) A fifteen foot setback instead of a twenty-five foot setback along Fall River Lane; 2) A fifteen foot setback instead of a thirty foot setback from the Fall River. Steve Wright/Van Horn Engineering & Surveying, submitted a sketch delineating the two-story log structure's footprint, and outlined the applicant's reasons for reguesting setback variances: 1) The proposed building site is situated to allow for access to the existing sewer line; 2) The applicant has attempted to retain the site's existing trees; 3) The applicant has attempted to refrain from building in or near the area which appears to be a former stream bed. Member Sager questioned design considerations that were taken into account, whether this was a self-imposed hardship, and suggested that building and site design alternatives were available. Chairman Habecker suggested that building design alternatives could reduce the encroachments. Member Newsom stated that this is a difficult lot and moved to grant the setback variances, as requested. The motion failed for lack of a second. Member Sager moved to grant the following variances: 1) Allow for a setback from Fall River Lane (street property line) of 15 feet; 2) Allow for a setback from Fall River (high water mark) of 25 feet. Member Garrett seconded the motion, and it passed unanimously. DISCUSSION: Member Sager stated that it would be more convenient, considering work schedule, if the Board of Adjustment meetings were held at 8:30 A.M. After discussion, there was a consensus among members to continue to hold the meetings at 9:00 A.M. There being no further business. Chairman Habecker adjourned the meeting at 9:28 A.M.
