Chairman Habecker called the Board of Adjustment meeting to order
at 8:35 A.M.
APPROVAL OF MINUTES
Minutes of the meeting held October 30, 1990 were approved as
submitted.
LOT 44. LITTLE PROSPECT MOUNTAIN ADDITION—r—APPLICATION—FOR
VARIANCE FROM MUNICIPAL CODE
Mr. Burt Wadman, Architect, presented slides dePictin^ th® P^0iP°SS3
development's location and stated the applicant is seeking

proposing:
1) An off-ramp (deoeleration lane) from the highway, allowing
a drop of six feet from the highway level.
2) Moving the building away from the road and down the slope
six feet.
3) NO pitched roofs will be introduced on the proposed
building.

The roof will be of a dark, rustic, metal construction.
Member Sager raised concerns regarding extension of the 24"
culvert, the 24' double gate, status of the trees, and the
dilapidated barbed wire fence.
Mr. Wadman was not sure whether the trees or fence fall on the
applicant's property or Bureau of Reclamation land. Parking at the
east end of the development will require a retaining wall,
necessitating removal of these particular trees. However, the
developer will plant an additional 40-50 trees on the property. If
the fence is on the applicant's property, it will be removed.
Director Stamey referred to a November 19, 1990 letter from the
Bureau of Reclamation, noting the Bureau has reviewed this request
for variance and has no objection to said variance, providing all
State and local regulations are followed concerning proper
installation of underground storage tanks.
Director Stamey noted he favors Alternative 2/B which moves the
proposed development farther from the highway and down the hill.
Also, by considering gas pump parking in the parking ratio, this
allows the developer to install additional frontage landscaping
where presently, parking is proposed.
It was moved and seconded (Garrett-Sager) Lot 44, Little Prospect
Mountain Addition - Request for Variance from Municipal Code,
Alternate 2/B Site Plan, be approved with the stipulation that
acceptable access be developed, and that the developer apply for
and obtain, an Access Permit from the Colorado Division of
Highways. The motion passed unanimously.
There being no further business. Chairman Habecker adjourned the
meeting at 9:20 A.M.
