Mr. Kezer stated that they were trying to get maximum utilization of the lot without destroying mature trees and rock outcroppings. Mrs. Kezer presented roughly drawn sketches of the proposed floor plan and front elevation of the proposed house. She said the garage would be located on the north side of the house, several feet lower than the house. Mr. Walt Johnson, adjacent property owner, spoke in opposi­ tion to this variance stating he has a solar greenhouse which is the primary focal point of his house and would be in danger of losing winter sun if the proposed house & garage are built too close to the property line. He said Mr. Kezer's lot is three-quarters of an acre and felt the proposed house could be placed in a location farther away from the property line. Member Sager commented that the absence of accurate plans showing the exact elevation of the house and garage made it confusing for the board to determine where the house would be situated on the lot. The drawings submitted showed the house and garage floors on the same elevation with no grades shown. Mr. Kezer stated that their other alternative would be to place a garage under the house and elevate the entire structure. Member Dickinson questioned whether or not the Board could grant a variance with a height limitation. Member Habecker stated that he did not believe this was the only alterna­ tive, or the minimum one necessary. Member Sager moved to table the request, rather than put a restriction on the variance, until petitioner could provide the board with more detailed, accurate information identify­ ing grades around the house, size, and effect of roof lines on adjacent property owners. Member Lamson seconded the motion and it passed unanimously. Member Lamson commented that some applications submitted to the Board are difficult to read and suggested that in the future the Building Department request petitioner's submit more legible, accurate information on the petitions.
