GREGG MAROUSEK (RETAIL CENTER) - ENLARGE NON-CONFORMING BUILDING
- 521 SOUTH SAINT VRAIN AVENUE:
Roger Thorp, representing the owners, appeared requesting a
variance to enlarge a non-conforming building which is
non-conforming due to inadequate setback as described in Section
17.36.040 2C of the Municipal Code. The existing building is
non-conforming; however, the proposed addition is conforming. No
correspondence or communication in favor of or opposed to the
variance was received. The lot will include twelve parking
spaces, with eight of the spaces located in front of the
building. Mr. Thorp requested that the variance request be
amended to include a variance to Section 17.54.010 2A to allow
the parked vehicles to overhang into the five-foot planting
strip. Member Sager advised he had a discussion with Planner
Stamey regarding the 100' right-of-way edge of Highway 7 which
included long-range planning. Member Sager moved the Marousek
Variance Request be approved with the following amendment:
1. Amend the petition to provide for variance of 5' front
setback and overhang of vehicles.
Brown seconded the motion and it passed by the following votes:
Those voting "Yes" Members Brown, Laing, Lamson, Sager and Wood.
Those voting "No" none.
There being no further business, the meeting adjourned.
Vickie O'Connor, Town Clerk
