BRAWER - HEIGHT VARIANCE - 691 N. SAINT VRAIN AVENUE:
The Board of Adjustment considered a request from Ira E. Brawer,
President of Park Green's Plaza Development Corporation to allow
an additional height variance of 6 feet 9 ^inches ^ for construction
of a multi-story development at 691 N. Saint Vrain Avenue. Mr.
Clint Fairchild, architect for the petitioners, explained that
the topography of this particular parcel required multi-story
development. A previous height variance for this property was
granted on October 6, 1981, but had expired. Mr. Fairchi
explained that the method of determining the average grade around
the building had changed. Previously, their average grade was
9 feet 6 inches above the lowest reference point. Current y,
theaverageCgrade is 4 feet 10 3/4 Inches above the lowest reference
point. Mr. Fairchild stated that the perceived height of the^
building from the highway would be 25 feet 7 inches. The variance
request is actually 5 inches less than the original variance.
Also, the height variance would allow the owners to Prov;L^e 3, ,
open air parking spaces under the building. In a memorandum dated
jSS " Building iLpector Jones stated that he had received a
telephone call from Mr. George Hurt representing the^nher®
of tL Twin Owls Motel. Mr. Hurt stated that he would have no
objection to granting a ivariance as long as it was no more than
was pre^iouSly grantid on October 6, 1981. Member A1 Sager moved
the variance L granted. Member Margaret Houston seconded the
motion and it passed unanimously.
There being no further business, the meeting adjourned.
