Meusel, A1 Sager All Also Attending: Mayor Tregent, Town Administrator Hill, Town Engineer Planner Widmer, Building Inspector Jones COMMUNITY CHURCH OF THE ROCKIES - HEIGHT VARIANCE - 1700 BRODIE AVENUE: The Board of Adjustment considered a request from the Community Church of the Rockies to allow a 48' height from average grade for the new church building to be located at 1700 Brodie Avenue. The 18' height variance is desired to accommodate the slope of the site and the design constraints of the belfry and pipe organ. A rendering of the building along with photographs of the site were submitted. Member A1 Sager moved the variance be granted. Member Houston seconded the motion and it passed unanimously. KENOFER - VARIANCE REGARDING NONCONFORMING USE-POR. LOT 114, ALFRESCO PLACE: Bill Van Horn, representing owners Louis and Doe Kenofer, requested a variance to Section 17.68.040 regarding abandonment of a nonconforming use. The building located at 561 Chapin Lane was originally built as a duplex when the lot was zoned R-1 Residential. Since then, the zoning has been changed to R-Residential which places the duplex in a noncon­ forming situation. The Kenofers unknowingly discontinued using the building as a duplex for over a year which has been determined to be an abandonment of a nonconforming use. It was explained that it would be an undue hardship not to use the building as a duplex or to convert M a Single family use and, therefore, a variance was being sought. Member Jerry Lamson moved the variance be granted. Member Meusel seconded the motion and it passed unanimously. There being no further business, the meeting adjourned.
