DURWARD - OFF STREET PARKING:
Neil Piller, attorney representing Mr. James A. Durward, presented
several variance requests regarding off-street parking required for
an addition to the Centennial Park complex and a proposed development
across the street next to Lord Latigo.
The first variance requested involved the method of calculation used
to determine the number of required parking spaces. Mr. Piller con-

calculations used were incorrect anyway because they were based on
gross load area figures provided on the building plans. Building

A^JNS - SETBACK VARIANCE - LOT 1, BLOCK 2, TOWN OF ESTES PARK:
As requested by the Board of Adjustment at its March 13, 1978 meeting
th^1T^ant At^?ro?y Babcock submitted an opinion on whether or notthe Town could sell 8 of the Virginia Drive right-of-way to Mr. Akins.

Mr. Babcock's opinion was that the Town may vacate the land if it deter
mines It will no longer be used for governmental/public purposes. Town
property vacated would then transfer to the adjacent property owner. The

moved that Mr. Akins be granted a variance from the 8' setback require
ment. Member Herzog seconded the motion. Upon roll call the motion
passed by the following votes: Those voting "Yes" Members Palmer,
Herzog, Wagner, Sutter. Those voting "No" Member Sager.
There being no further business, the meeting adjourned.
