ELIvHORN EAST COMPLEX - BUILDING HEIGHT VARIANCE: Architect Roger Thorp appeared on behalf of the owners of Elkhorn East complex requesting a 12' building height variance for a total building height of 42'. He stated the three story office and bank complex re­ quires twelve foot floor heights for structural and mechanical systems and approximately 10'for solar collectors. The building was designed to allow Black Canyon Creek to remain open and to leave the cliff in its present state which then limits the actual building area. Mr. Thorp presented drawings and a photo portraying the visual effect of the added height which he claimed would be minimal due; to its proximity to the cliff. Robert Cheney, Fire Chief, expressed concern about the ability of the Fire Department to extinquish a fire in a 42' high building with pre­ sent equipment and of the safety of the firemen and inhabitants of the building. Mr. Thorp said a fireproof enclosure on an outside wall extending from the lower level to the roof could be constructed to aid fire fighting. With unanimous consent, the Board of Adjustment granted the 12 building height variance. HABECKER/HORST - SETBACK VARIANCE: Mr. David Habecker on behalf of Leland Horst submitted a request for a setback variance to allow a small addition to the residence located on Lot 9, Block 7, Reclamation Subdivision. The addition would be 11 feet from the boundary of the triangular shaped lot. Assistant Town Attorney Babcock determined that the proposed addition would be along the side yard .boundary rather than the rear yard boundary which requires only a 10' setback in a R-1 Residential zoning district. Mr Habecker then requested his petition be withdrawn. There being no further business, the meeting adjourned. r^ou.nJoan Van Horn, Town Clerk
