HomeMy WebLinkAboutMINUTES Estes Park Board of Adjustment 1976-12-28BRADFORD PUBLISHING COM DENVER RECORD OF PROCEEDINGS Board of Adjustment yDecember 28, 1976 Board: Attending: Chairman Sutter; Members Herzog, Palmer, Prosser, Wagner and Alternate Member Sager Chairman Sutter, Members Herzog, Palmer, Prosser, Wagner and Alternate Member Sager Also Attending: Town Administrator Hill, Town Engineer/Planner Van Horn, Building Inspector Fairchild Absent:None GARDNER - LOT 34, BLACK CANYON HILLS - SETBACK VARIANCE: George Gardner appeared requesting an 8' setback variance from the R-Residential zoning district setback requirement of 25' for Lot 34, Black Canyon Hills. The natural landscape of the lot limits the loca­ tion of Mr. Gardner's house and allowing the house to located 17' from the northeast property line would enable him to maximize his view and preserve the natural landscape. Member Ed Palmer moved the variance be granted. Member Wagner seconded the motion and upon roll call the motion passed by the following votes: Those voting "Yes" Members Herzog, Wagner, Palmer, Sutter, and Sager. Those voting "No" none. RICKER - LOTS 128 & 129, ALFRESCO PLACE - SETBACK VARIANCE: A petition was submitted by Michael and Judith Ricker to allow a 14' setback variance from the 25' setback required for lots 128 8t 129 of Alfresco Place. The Rickers would like to construct an addition to their house connecting the house and the garage which are located 14' from the west property line. The house and garage were built prior to the present zoning and setback requirements and the granting of the variance would not create anymore encroachment into the setback than already exists. Member Wagner moved the variance be granted. Member Palmer seconded the motion. Upon roll call the motion passed by the following votes: Those voting "Yes" Members Wagner, Herzog, Palmer, Prosser, Sutter. Those voting "No" none.
