Dr. Wesley V. Metzler, D.V.M., appeared before the Board of Adjustment
appealing the decision of the Zoning Administrator to the effect that
the operation of an animal hospital in Country Club Estates is an
illegal use and in violation of 12.6-C of the Municipal Code of the
Town of Estes Park.
Dr. Flint explained the story of the veterinarian clinic now operated
in Country Club Estates since its beginning in 1960.

Dr. Metzler explained his plans to build a new veterinarian hospital
in a different location. Dr. Metzler urged the Board of Adjustment
to allow the continuance of the veterinarian hospital in Country Club
Estates until June 1, 1973 at which time his new veterinarian hospital
is scheduled to be finished.
Michael Marden and David Binns spoke in favor of the variance.
A letter from Dale F. Deffenbaugh, dated October 1, 1972, requesting
the Board of Adjustment deny any variance in the use of Lot 8, Block 2,
Country Club Estates was read to the Board of Adjustment. Mr.
Deffenbaugh spoke to the Board of Adjustment and suggested that the
Board limit the present operation in Country Club Estates to June 1,
1973.
Member Palmer moved that the variance request of Dr. Metzler to continue
the operation of a veterinarian hospital in Country Club Estates be
denied and that the Board advises that the use of the land in Country
Club Estates as a veterinarian hospital is illegal and that Dr. Metzler
does have until June 1, 1973, to cease the continued operation of a
veterinarian hospital in Country Club Estates. Member Herzog seconded
the motion. Upon roll call the motion unanimously carried.
There being no further business, the meeting adjourned.

Dear Mr.Hill,
Mr.R.W.Koenig was denied a building permit to build a tool shed
on Lot 6,Block 5,Reclamation Subdivision,because the proposed location
of the shed does not meet the minimum 15 foot rear yard requirement
specified for R-l zoning.
It is recommended that his request for variance be denied for the
following reasons:
1.The proposed tool shed is classified,by Town municipal code
definition,as a building hence shall meet the minimum yard
requirements.
2.Though it is a “knock-down”type building,it cannot be con
strued as a temporary building since it will be placed on a
concrete slab and will have electric power.
3.There is adequate space at the rear of the lot for the proposed
building to be placed without violating the 10 foot side yard
and 15 foot rear yard requirements.
4.The proposed storage shed is large (14’x 15’),hence would
have a substantial visual effect on neighbors.
5.The proposed location appears to have been chosen to avoid
blocking the view to the south from the guest house on Mr.
Koenig’s property,without consideration to the effect on
the neighbors view.
