DISCREPANCY PROCESS
*Per Estes Park Municipal Code §5.20.110(a)(8) All building inspections which may be required
for a VH or B&B will follow the Life Safety Inspection timelines.
When a homeowner applies for a Vacation Home (VH) or Bed & Breakfast (B&B) and
bedrooms listed on the application do not match Larimer County Assessor Property
Records the following would apply:
• The Town Clerk’s office will contact the Town Building Division to verify the County
Assessor property records reflect Town Building records.
• If the Building Division cannot verify the number of bedrooms, the Town Clerk’s
office will notify the property owner to complete a pre-inspection with the Building
Division, at no charge, to determine if a building permit is required to address the
bedroom discrepancy.
• If a building permit is required, the following timeline* will be employed to rectify
the bedroom discrepancy:
• 30 Days from the Town Clerk notification for the owner to request a pre-
inspection by contacting the Town Clerk, complete the pre-inspection, and, if
required, submit a building permit application to the Building Division. 08-28-
2021
• 30 Days from issuance of the above building permit, the applicant must
complete an inspection.
• 90 Days from the building inspection, the applicant must complete and pass a
final inspection, if required, for additional bedrooms to be approved.
• Upon completion of the final building inspection, if required, the Chief Building
Official will notify Larimer County Assessor’s office and the Town Clerk’s office of
the updated information and rectification of the bedroom discrepancy.
Please note: If the VH/B&B application is withdrawn at any point during the above
outlined process, the Town Clerk’s office will forward information to the Building Division
for further action of any building code violations. The Building Division will then contact
the property owner to rectify the violation.
Life Safety Inspection: Should a Life Safety Inspection be required for the property,
further instructions will be provided to the homeowner, from the Town Clerk’s office,
following rectification of the bedroom discrepancy.
