Mowery,Secretary The minutes of a regular meeting held March 16,1971,and a special meeting held April 13,1971,were read and approved as read. The Planning Commission proceeded to conduct a public hearing regarding the rezoning of the easterly portion of Lot 5,Manford Addition,from C-l Commercial to C—2 Restricted Commercial.There were no persons present to speak in opposition to the rezoning.Mr.McKim and Mr.Kay spoke in favor of the rezoning.Chairman Stewart declared the public hearing closed.Member Hix moved that the rezoning be recommended favorably to the Board of Trustees of the Town of Estes Park.Member Dannels seconded the motion.Upon roll call the motion unanimously carried. The Larimer County Planning Office presented a preliminary plat of a portion of Chalet Hotel Property which is located in the W of Lot 7, and the W of the SE of Section 2,T4N,R73W of the 6th P.M.,Larimer County,Colorado.Tom Brown explained the development plans to the Commission.Member Prosser moved that the Commission recommend approval of this plat subject to the construction of a frontage road parallel to the Narys Lake Road.Member Brownfield seconded the motion.Upon roll call the motion unanimously carried. The Larimer County Planning Office submitted a request for a setback variance on a travel trailer park named High Country Campgrounds.The present county resolution requires a 200 foot setback from the street right-of-way.The variance request is to allow a 75 foot setback on all of the ground abutting state highway 66.Member Brownfield moved the variance be recommended favorably to the county providing the sewage plan is acceptable to the Larimer County Health Department.Member Dannels seconded the motion.Upon roll call the motion unanimously carried. Mr.J.R.Munford,owner of 3.3 acres of ground immediately east of the cement plant on Fish Creek Road,appeared before the Planning Commission requesting informal information regarding possible annexation and zoning.
