Hix,Harry Miles The minutes of the meeting held on September 23,1971,were read and approved as read. The Planning Commission reviewed the proposed amendments to Chapter 12 of the Municipal Code of the Town of Estes Park as this chapter relates to planned unit development.After considerable discussion and final decisions on various aspects of the ordinance,Member Wagner moved that it be recommended for adoption to the Board of Trustees of the Town of Estes Park.Member Brodie seconded the motion.Upon roll call the motion unanimously carried. The Planning Commission proceeded to discuss the petition for rezoning submitted by Dr.Malcolm S.Sweet,owner of a portion of Lot 27,Park Hill Subdivision near the Town of Estes Park.Mr.William Herzog, attorney representing Dr.Sweet,spoke in favor of the rezoning and explained in detail the plans for a thirty unit condominium to be built on this site of approximately 1.006 acres.Dr.Sweet also spoke in favor of the rezoning.Mr.Paul Van Horn,owner of property adjacent to the above mentioned property,spoke in opposition to the proposal. Glenn Prosser,Chairman of the Planning Commission,tabled any further action on this petition until a special meeting scheduled for Thursday, November 4,1971,at 3:00 P.M.Chairman Prosser indicated he wished a quorum to be present prior to any recommendation regarding this matter. The Planning Commission reviewed the petition for variance submitted by David S.Binns for Lot 13,Range View Subdivision.The proposed build ing site on this lot will require a variance from Larimer County Zoning requirements because the building will be approximately twenty-five feet from the front property line.County requirements require a fifty foot set back.Member Wagner moved that the Planning Commission recommend approval of this request.MemberBrodie seconded the motion.Upon roll call the motion unanimously carried. The Planning Commission proceeded to consider a petition for a variance on Lot 14,Range View Subdivision as submitted by David S.Binns.This variance would require the proposed construction be on the front property line.Chairman Prosser moved the application be denied.Member Wagner seconded the motion.Upon roll call the motion unanimously carried. There being no further business,the meeting adjourned. Chairman Secretary
