Brownfield,Henry 0.Dannels,Charles F.lix,Harry Miles,Robert E.Wagner Attending:Chairman Glenn Prosser,Gerald H.Brownfield,Charles F.Hix,Harry Miles,Robert E.Wagner Also Attending:Acting Secretary Dale G.Hill,Dan Ellison and Lowell Soester of the Larimer County Planning Office Absent:Ronald C.Brodie,Henry 0.Dannels The minutes of the meeting held on July 20,1971 were read and approved as read. Chairman Prosser proceeded to conduct a public hearing regarding the pro posed rezoning from the existing R-l Residential District to R-2 Multi Family District for Lot 20,Bonnie Brae Addition to the Town of Estes Park,Colorado (Kinnikinnik Motor lodge).The Secretary read the legal notice of the hearing and reported that no correspondence had been re ceived either in favor of or opposition to the rezoning.Mr.Gaylord and Mr.Mueller spoke in favor of the rezoning.Mr.McKim spoke in opposition to the rezoning.Town Planner Dan Ellison reviewed the rezoning request and discussed all aspects including the fact that the motel was built prior to the zoning.Planner Ellison did not make a recommendation regarding the rezoning.Member Hix moved that the Estes Park Planning Commission recommend to the Board of Trustees of the Town of Estes Park that the request for rezoning be approved.Member Miles seconded the motion.Upon roll call the motion unanimously carried. A preliminary plat of Sunny Hill Subdivision,a portion of Lot 21,Little Prospect Mountain Addition to the Town of Estes Park,Colorado was pre sented to the Commission.Correspondence from the following agencies and individuals was read to the Commission: Town Planners August 16 Town Attorney August 2 Town Engineer for Planning August 13 Estes Park Sanitation Dist.August 11 Light and Power Department August 2 State Highway Department August 6 Member Wagner moved that in accordance with 21.3-4 of the Municipal Code of the Town of Estes Park that the Planning Commission give conditional approval to the above mentioned plat.The conditions are as follows: That the technical corrections be made according to the above mentioned letters. That the easements as required by the Light and Power Department be included and also a ten (10)foot ease ment along the north side of all three lots will be included.
